The mountain real estate market plunged so far last year that it seemed there was practically no place for it to go but up this year.

Turns out, that perception is proving to be true.

During the first quarter, many resort areas have seen the number of homes sold rise substantially compared with the same period a year ago. While it’s a step in the right direction, the market is still not as good as in 2007 or 2008.

“2009 was so rank and so off, it was just scary,” said John Helmering, a broker in the Vail Valley. “Realtors in the Vail Valley have been through the worst time period ever in the history of Vail real estate. This is an improvement, but not from 2008.”

Real Estate is Selling in Steamboat Springs.  It’s slow, but we are seeing signs of improvement. This in not the housing recovery but it is a trend in the right direction.  The real estate market in Steamboat is often slower to recover than larger markets.

In comparing these stats to last year, things are looking much brighter. More units have sold, prices are good, and sure volume is increased. But don’t take these stats and run. There’s a lot more behind the scenes and I can go into this in detail if you email or call me. It’s rather complicated. But none the less, we’re in a much better state now than we were last year.

Should I Sell My Steamboat Home or Wait for the Recovery? 

Answer–A very complicated question. But I can answer it with a fairly firm conviction.

First off, I feel our market is trending in the right direction. Sales have started to increase slightly and overall consumer confidence has improved over the last 6 months (although a recent dip last week) Interest rates remain low and the continued tax credit for buyers is helpful.  2009 was a year of apprehension and paralysis. Real estate transactions were at historical lows. I feel 2010 will be a better year for transaction numbers. Meaning there will be more real estate bought and sold than in 2009. And so far that is the case.

Yet more transactions does not necessarily lead to stabilizing or rising prices. In time it will but not for some time. I don’t see our market recovering in prices for 2-3 years and this is why:

In the last week or two, there’s been a notable increase in “pending” properties. I don’t necessarily see similarities in these, other than value and uniqueness of property. Below is a list of recent pending sales. And more intriguing is the fact that several of these have either back-up offers on them, or saw multiple offers.  Here’s some details for some of these listings in this group:

Endless Activities for Children in Steamboat Springs

It’s pretty amazing here in Steamboat Springs, Colorado. We moved here from Seattle 5 years ago. And the proximity to everything and what there is, is almost endless. There are so many activities for children here that one could never be bored.

  • Amazing winter sports club with many programs for kids all winter – skiing, snowboarding, x-country, jumping etc.
  • Olympic sized, year-round ice skating rink with all levels of figure skating and hockey for all ages.
  • Huge gymnastics center with instruction for all or just play-time free-for-all. Big foam pit, trampolines etc.
  • Brand new amazing library. Very modern with books, video, etc. Meeting rooms, kids rooms, great coffee and all. It really awesome.
  • Newly remodeled public pool and health club. Water slides, climbing all, lap pool, diving, kids pool, toddler pool, 3 hot tub pools, and one large warm pool.

Should you Sell your High-End Home in Steamboat Springs

First off, to briefly summarize the Steamboat Springs Real Estate market, things are getting better. Now there are many variables, some helping the market and other hindering the market. But overall, we’re going on 5 straight months of increased activity. That’s in increase in sales, pending sales, and showings. I feel this is largely due to an increase in consumer confidence. And with earning increasing, stocks increasing, and lowered real estate prices, this has fueled an increase in high-end transactions.

Real Estate Market Report for Steamboat Springs, Colorado

Even though there’s a few inches of new snow on the ground in Steamboat as I write this, spring is here and things are improving in Steamboat real estate.  One indicators that tell me things are improving are the amount of properties that have gone under contract over the last few months.  This steady increase really tells me we’re headed in the right direction.

Sure there are many variables that continue to hamper home values (high inventories, foreclosures, etc.) and I don’t expect to see prices going up anytime soon here in Steamboat. But the sure number of showings, pending sales, and homes that have been sold over the last few months has affirmed what is viewed today on a national level.

If you’ve been waiting for rock-solid statistical evidence that the housing market — and the national economy — are well along into recovery mode, you definitely got it last week.
