Charlie telemark racing at Steamboat Springs - Photo by Joel Reichenberger

In one week, I will be leaving for Norway to compete in the Telemark World Cup Skiing Finals and the Telemark World Championships. So check back for I’ll be writing blogs during my travels.

Hard to believe I have the time to race at such a high level let alone train for the events. But it’s all about focus and quality over quantity. At least in my hours put into this sport. I’ve been coaching telemark racing for the Steamboat Springs Winter Sports Club for a few years and have been racing on and off for several years. I call myself a racer/coach and when I have my race-face on I take it very seriously. Although it’s just a passion for my family and career in real estate take first priority over my adventures as a telemark ski racer.

Click here to view the entire market report and year-end stats.

2010 is in the books and what a year it was. We started the year with more questions than answers. But many questions were answered.

  • Buyers are back. Transactions are up 170% from 2009. 24% increase in home sales for Fish Creek and Downtown. 40% increase for Mt. area.
  • Prices are down. Total listings are down 3% but gross listing volume is down 11%. Thus, sellers have been lowering prices. Total volume up 116% from 2009.
  • Multiple offers are back. It’s mostly bank owned homes, short-sales and some well priced properties, but with buyers looking for deal, we are seeing multiple offers at times.
  • The bottom is here . . . maybe. I can say that many sectors of the Steamboat Springs market looks as though we’ve reached the bottom. But that’s not the case for other areas.

First-Time Buyers – Buying Real Estate vs. Renting

First-Time Buyers – Buying Real Estate vs. Renting

Do you realize how much you pay in rent over a period of years? In addition to the monthly payment you should figure in the amount you would have accumulated had you invested your payments and earned 10 percent interest. This gives you a total picture of what’s happening to your money. The rent you pay adds up to a sizeable sum, with no benefits!

Buying Vs. Renting

Buying Renting
You will have a great tax write-off. Mortgage Interest (being able to deduct the mortgage interest you paid throughout the year.) You have no tax write-off.
Real Estate Tax, you can deduct real estate tax, which you pay at the time of your loan closing. YOU have no Real Estate Tax write-off.
Capital Gains, if you sell your home you can exclude up to $250,000 in capital gains from your taxable income. If your married its $500,000 – required time, two years. NO Capital Gains Exclusion.

Home Ownership Drops But Owning A Home Rocks!

River Place in Steamboat Springs, Colorado

Home Ownership Drops but – Owning a Home Rocks!

There’s been a lot of discussions lately regarding home ownership. And frankly, there are solid arguments in favor of renting versus owning a home today. The primary argument against home ownership today revolves around appreciation in the values of real estate. Over the last 2-3 year real estate has not gone up in value. In fact, home values have gone down – up to 50% or more in places. And home ownership is down as well.

Home ownership should not be taken lightly. Sure we’d all like to make gains on our real estate as we have done so almost consistently for 70+ years. But as we have learned from the past few years, nothing is guaranteed. Yet, now that we have weathered what seems like the worst of the storm, let’s remember what home ownership is all about. And let’s look at the past to help us in the future. Imagine that.

Thinking of Buying a Home? Helpful Tips

Are you thinking of buying a home in Steamboat or upgrading to a different home? Here are some helpful tips. The housing inventory is up in Steamboat Springs, Colorado – this gives you plenty of options for both size, quality and location. Whether you are just starting to save for your future home or you are ready to start searching, here are some tips you may find useful:

Assess your financial situation: If you have just started thinking about purchasing a home, now is a good time to do some research to see how close you are to accomplishing this dream. Check your credit score, assess your debt, and make a plan for paying down your credit cards and loans. Look at homes in the area of interest to gauge the general market value of those with features you want, and use a mortgage calculator to estimate what the down payment, monthly mortgage payment and property taxes will be. Now that you know where you are starting from, you can begin (or continue) the process.

Steamboat Springs Home Sells Fast with Video Marketing

This Fish Creek Fall area home is a 3 bedroom, 2.5 bath home with a 2 car garage. Nothing too special about this home but it does have great views of Steamboat Springs and it’s move in ready. The main floor features and great open floor plan that allows for wonderful natural light to steam in all day long. The home has character and might need a little updating but we priced it right.

Take a look at the picture and video of this home on Huckleberry Lane.
