Finding the Silver Lining in January’s Case-Shiller Report
The clouds are still hovering, but you can find a silver lining in the Case-Shiller January Home Price Indices Report because while home prices are still falling in most metropolitan areas, they are falling at a slower pace. Bloomberg News donned their rose colored glasses as well in one of their Case-Shiller articles pointing out that while we indeed have a long way to go, property values are beginning to steady, and the outlook is a little less negative. As reported in the Huffington Post today, February’s consumer confidence numbers were the highest in over a year, and the just released March consumer confidence data is on par with February’s showing consumers’ resilience and upbeat outlook despite economic mixed signals.

Steamboat Springs Real Estate Market Report
Steamboat Springs’ real estate market set the bar high in January with $42.6M+ in sales that included one large $17.6M sale of the Yampa Tailwaters property. So while February ’12 solidly beat February ’11 by 6.7%, at just under $22.5M, February sales might seem a little anti-climatic.
To find the icing on the cake we need to look at the number of Pending Steamboat Springs Sales on the books. Here’s a snapshot of how pending sales are trending upward and should yield healthy numbers in the next two months as these sales close:
* January 1, 2012: 71 Pending Sales
* February 1, 2012: 77 Pending Sales
* March 1, 2012: 102 Pending Sales
* March 21, 2012: 121 Pending Sales

Other good news from an economic supply and demand perspective: It’s been over 2 years since the number of listings in the Steamboat Springs MLS has been this low.:

Steamboat Springs Area National Forest Safety Tips
Spring is definitely in the air and soon outdoor enthusiasts will be coming to the Steamboat Springs area to hike, bike and camp in the National Forest areas that surround Steamboat Springs. With limited snow left at lower elevations and the Steamboat Springs’ ski mountain closing on April 15th, the next round of visitors to RouttCounty will be those looking to enjoy the National Forest land and all the beauty it has to offer.

Summer Reservations Heating Up in Steamboat Springs
Word must be getting around that the Steamboat Springs ski mountain base area will soon be unveiling the new pedestrian promenade with Burgess Creek flowing through it. As reported in the Steamboat Today newspaper, Sheraton’s Director of Sales & Marketing is projecting the number of room nights driven by destination weddings will be up 22% this summer. In addition, revenues from convention groups are anticipated to increase around 18% as the nature of group bookings shifts from recreation oriented groups to corporations and professional associations holding multi-day meetings, trainings and conventions here.

Another potential positive is the news from Chris Diamond, Steamboat Ski Corp. President and COO, that his team is contemplating adding Thursday evenings for gondola operations to the current Friday and Saturday nights. This will mean more opportunities for dinners and special events on the mountain, and a chance for more people to enjoy sunsets and views of the Yampa Valley 2,000 feet below.

Steamboat Springs St. Patrick’s Day Celebrations
Steamboat Springs’ St. Patrick’s Day celebration begins early with a St. Patrick’s themed concert featuring The Tartan Terrors, billed as “Riverdance meets Saturday Night Live” in its advertising. The Thursday, March 15th show starts at 7pm and is part of the Steamboat Springs’ Strings Music Festival Series.

Steamboat Springs Yampa Street – Game On for Revitalization!
Looks like the urbanization of downtown Steamboat Springs is getting renewed traction. A weekend article in the Steamboat Pilot and Today focuses on the renewed attention to revitalizing a prime location –Yampa Street which lies between Steamboat Springs’ main street (Lincoln Avenue) and the Yampa River, home to world-class fly fishing, as well as summer tubing and kayaking. Already dotted with restaurants and a few retail stores, it could be so much more given its prime location between downtown Steamboat Springs and Howelsen Hill.

There are at least three meetings on the calendar between now and the end of March to discuss a game-plan for Yampa Street– 2 presentations are scheduled for the Steamboat Springs City Council and Mainstreet Steamboat Springs is hosting a meeting of Yampa Street stake-holders on March 27th. You can be sure owners of Ciao Gelato, Carl’s Tavern, The Boathouse, Sweetwater Grill, Steamboat Fly Fisher, Steamboat Meat & Seafood Company, Back Door Sports, Sun Pies, Sweet Pea Market and all the other merchants, eating establishments and mixed use building owners will be in attendance and on record for what they’d like to see developed on their street.
