Using Video in Real Estate

For years I’ve been using video in real estate. Today, video is prevalent in real estate but it’s still the minority of agents that use it for their business. I have testimonials that prove that using video facilitates real estate transactions. Both buyer and seller can benefit from the use of video in realty. Here’s another example of the powers of video:

A few months ago I created this video and it’s been viewed over 3,000 times to date. Video in real estate works. It’s a medium that’s easy to use and people love watching video.

I sold this home in 3 days and feel the video helped the buyer connect with this home.

This is why location is so important to the values of Real Estate. You might be searching for the perfect home in Steamboat Springs. It might be in your price range, might be the right size, have a master on the main level, be in great condition with spectacular views. But if it’s not in the right location, then some tough decision are in order.

It’s not often when buying real estate that you get everything you’re looking for. Seems more often then not, something about buying a home will be sacrificed. So when looking for real estate in Steamboat it’s best to keep a list of what’s important to you and prioritize them.

Living in Steamboat Springs is a healthy environment. And now, Steamboat Springs can add one more healthy thing to their diet. Coffee.

Good coffee is important. Bad coffee might just not be worth drinking. In Steamboat Springs, we have several choices for coffee – some good, some not so good. But at least we have choices. And today, a study was released stating that coffee drinkers are a little more likely to live longer.

A recent coffee study has found that drinking coffee might give you more time to . . . drink more coffee.  That’s right, the result of this study says that if you drink coffee you will live a bit longer. CNN released this story on the goods of drinking coffee as well.

So for those looking for good coffee in Steamboat Springs, here are some places you should go:

Zillow, Trulia, Homes.com are Misleading Steamboat Springs, Colorado

Zillow.com, Homes.com, Trulia.com, and Realtor.com are syndication real estate website like pretty slick and offer some cool tools and decent information.  I’m all about providing real estate information and in some ways I like the theory of these sites.  These are very popular real estate websites and have a huge national presence. But these real estate sites are all about revenue.

The problem with these syndication sites is the data they provide is often inaccurate and misleading real estate information. These are nation real estate websites. But people use them for their specific, local real estate markets. And these websites do not have direct feeds from local MLS’s throughout the country. So they get their listings or MLS data from other sources. And many times, that information is wrong and misleading.

Syndication Real Estate Websites

Syndication websites are websites like Trulia.com, Zillow.com and Realtor.com. These sites have one purpose: TO MAKE MONEY.

There syndication real estate websites appear as if they provide accurate data to the public regarding real estate. They appear as if they ARE the MLS (Multiple Listing Service). They appear to be the unbiased source for real estate information. The local real estate expertise. But they are not. These sites are around to make money.

Unfortunately these sites have gathered enough traction in our information thirsty age that they are thriving. They are very popular and higher ranking sites in the eyes of Google.

Information to the public is great. Don’t get me wrong, I’m all about providing accurate information. The problem with these sites is they don’t provide accurate information. Because these syndication sites don’t get instant updates for the “real” MLS’s, the data could be absolute, misleading and more importantly, inaccurate.

Is the Steamboat Springs Real Estate Market Getting Better?

Is the Steamboat Springs Market Getting Better?

Yes and No.
It depends on what sectors, properties and market statistics you are looking at whether the caption can say the Steamboat market is up or down. Is this an actual real estate recovery or just a blip in the radar of a longer cycle that we are still on the downside of?

According to Inman News, for the 7th month, national home prices of non-distressed properties have declined.  But those are nation numbers. Remember, real estate is local.  Entry-level homes in Steamboat Springs are selling well, and there has been a resurgence in many luxury homes around Steamboat as well.  We’ve seen increased sales across the board, with the most desirable homes being entry-level homes in close-in neighborhoods such as Fish Creek Falls area, the Mountain area and even a strong uptick in Old Town.
