Steamboat Springs Market Report June 2012
As you’ll remember from my May 2012 Steamboat Springs Market Report, I reported some encouraging numbers in the local Steamboat real estate market. Well, the June 2012 numbers have arrived and provide even further confirmation of definite improvement in the health of the Routt County real estate market. Real estate is selling in Steamboat and it’s not just the bank owned. Now we’re starting to see inventories in some area shrinking and thus prices are on the rise.
Taking a look at dollar volume, the June 2012 data showed nearly a 65% increase over June 2011, and compared to May of 2012, June’s dollar volume more than doubled. With a great deal of speculation over the last few months as to which direction the Routt County Real Estate Market was actually headed, I think we can say with a good deal of confidence that Steamboat Springs Real Estate is on the rebound.

Steamboat Springs Real Estate
U.S. Housing Passes a Milestone
Source: The Wall Street Journal
The housing market has turned—at last.
The U.S. finally has moved beyond attention-grabbing predictions from housing “experts” that housing is bottoming. The numbers are now convincing.
Nearly seven years after the housing bubble burst, most indexes of house prices are bending up. “We finally saw some rising home prices,” S&P’s David Blitzer said a few weeks ago as he reported the first monthly increase in the slow-moving S&P/Case-Shiller house-price data after seven months of declines.
Nearly 10% more existing homes were sold in May than in the same month a year earlier, many purchased by investors who plan to rent them for now and sell them later, an important sign of an inflection point. In something of a surprise, the inventory of existing homes for sale has fallen close to the normal level of six months’ worth despite all the foreclosed homes that lenders own. The fraction of homes that are vacant is at its lowest level since 2006.
