As the first snow came to Steamboat this week, so too did the Real Estate numbers.  August was a mixed month for real estate in Steamboat Springs, Colorado with 138 transactions and $43.4 million in sales.   Take a look at the Steamboat Springs Market Report for July 2012  for some additional comparisons.  Year to date stats for dollar volume put us up by 4.27% and interval/fractional sales were also up, with 56 transactions occurring in August, but overall, year-to date  transaction numbers were down by nearly 17%.  Even with the mixed numbers, however, there were still quite a few bright spots in the August numbers.

Single family residential homes, specifically those in the $300K to 500K range, were the hottest items on the menu again in August.  We’re even seeing multiple offer on some properties.  With transaction numbers at 15 for this price range, sales in this area accounted for almost a quarter of the total transaction numbers for Residential Improved Units in August.  Residential units priced at less than $200K were the next most sought after.

September is Realtor Safety Month

The National Association of Realtors has designated September to be Realtor Safety Month.  And although according to preliminary figures from the Bureau of Labor Statistics released late last week, real estate workplace fatalities for 2011 are down 37% from their 2010 high,  assaults and other violent acts accounted for a rising share of last year’s fatalities.  On that note, take a look at these four tips compiled by Melissa Dittmann Tracey at RealtorMag in her article Relationship Management: Four Safety Essentials Every Agent Needs to Know which have been designed to help keep you safer:

1. Be prepared. Find out as much as you can about new clients prior to taking them on home tours with you.   Too often agents don’t take the time to properly screen their clients before taking them to showing appointments in vacant homes.

Mortgage Rates Fall To Record Lows Again

As I sat browsing the internet earlier today while drinking my morning coffee, I came across the latest bit of big news to hit the real estate market.  In an article posted to CNNMoney’s website, Mortgage rates at record low, again, mortgage finance backer Freddie Mac’s weekly survey of mortgage rates showed the average 30-year fixed-rate mortgage fell to 3.49% from 3.55% the previous week. That matched the previous record low set in July. The fixed-rate 15-year mortgage also reached a new record low of 2.77%, down from 2.85% a week earlier.

The Federal Reserve’s decision that it would be buying $40 billion in mortgage-backed securities each month for the foreseeable future was the catalyst for the drop in mortgage rates, helping to bring lending costs down for both home buyers and current homeowners.

Autumn Has Arrived in Steamboat Springs, Colorado

According to the calendar, the first day of fall won’t be “official” until the arrival of the autumnal equinox on Saturday, September 22, 2012. Judging by the stellar views of the mountains surrounding Steamboat Springs this weekend, however, I’d say that autumn is here.

I took a ride on the gondola at the Steamboat Ski Area  yesterday to get a better view of  all the beautiful changes that are occurring to our landscape this time of year.

Natural Grocers Brings Full Service Grocery Back To Downtown

Natural Grocers by Vitamin Cottage is a chain of grocery stores based out of Golden, Colorado.  It prides itself on selling only products containing natural and organic ingredients and opened its newest store in downtown Steamboat Springs earlier this morning, bringing the first full service grocery store to downtown since City Market left it’s downtown location in 1987.

242 days on average, the sun shines in Steamboat Springs. Yes, more than Phoenix, Las Vegas,San Diego, and Los Angeles.

Those of us who live in Steamboat Springs, Colorado already know why it’s such an incredible place to live.  Our town is home to one of the world’s premier ski resorts, we have a healthy arts and culture scene, our Steamboat schools were recently rated among the best in Colorado for the third year in a row and we have an abundance of opportunities for outdoor recreation and enjoyment.  With all of these great things, however, I think we tend to take for granted one of the greatest reasons to live here of all…the sunshine!

Some prefer the rain and the sense of peace and tranquility it brings, but if you are a lover of that great fiery orange orb in the sky, Steamboat Springs (and Colorado, generally) is the place for you.

Steamboat Springs School District Receives Highest Accreditation

For the third year in a row, the Steamboat Springs School District has received the ranking of “Accredited with Distinction”  from the Colorado Department of Education.

According to an article published this morning in the Steamboat TodaySteamboat Gets Top Marks, the Steamboat Springs School District will probably be one of only a small group of school districts to earn the title for 2011-2012 school year performance.  Only 18 of the 178 school districts in Colorado (Steamboat Springs was one of them) earned the “Accredited with Distinction” rating form the 2010-2011 school year.

The evenings have been growing noticeably cooler here in Steamboat Springs, Colorado and it seems as though every time I step outside there is more amber, crimson and burnt orange blooming on the surrounding hillsides than the time before.  What does this all mean?  It means that summer is on its way out and autumn is just around the corner here in the Yampa Valley and what better way to celebrate than by attending the 4th Annual Steamboat OctoberWest!

The event starts Friday night with the Pedaling Posse Parade in Steamboat Springs’ historic downtown, leading patrons to their favorite restaurants for the Suds & Grub event with beer tastings and food specials.
