Townhome or Condominium in Steamboat Springs, Colorado?

If you are thinking of buying a home in Steamboat Springs, you may be wondering what your style choices are. You can purchase a Single Family home, a Townhome, or a Condominium.  A single family home is obvious; you own the land and building and maintenance is your responsibility. But in a townhome or condo, it’s not that easy. Not everyone knows the differences between a townhome and a condominium. Sometimes the assessor’s office doesn’t even know….

A Townhome is typically, but not always, a home built in a row where you share a common wall. Usually, townhomes are multi-story and there are no units above or below your unit. If you own a townhome, you also own the land your unit sits on. In Steamboat Springs we have a lot of duplexes too. Now a townhome is just half of the duplex. So they might look like a larger home but are often mirrored from one side to the next. Now a duplex typically might not have an HOA and thus each owner is responsible for their one yard care, snow removal, etc.  Often a townhome/duplex lives much like a single family home.

Hazie’s – A Great Bar in Steamboat Springs Colorado

Sometimes the best bars are in unexpected places. Hazie’s at the top of the Gondola is a perfect example. It’s just a great, fun and slightly elegant restaurant and bar. Brian, the bartender, has been tending bar there for the past 8 years and has it all figured out. He does a great job of getting to know the patrons and he definitely makes everyone feel like a local.

US Telemark National Championship Ski Races Begins

The US Telemark National Championship Ski Races will be held in Steamboat Springs February 22-24. Why do I write this? Because it tells you a little bit more about who I am. Last year, at the age of 48, I won the National Championship in New Hampshire.  And no, that’s not for my age group, that’s overall. Yes, the majority of my competition is much younger than I am. But my competitive spirit and drive just comes out of me when I race.

I started alpine racing many years ago and was a member of the US Telemark Ski Team for the last 4 + years. I still continue on with this passion into my old age of 49! Not bad for a very physically demanding sport. In March, I will be going to Spain to compete in the World Championship.

Absolute Auction in Steamboat Springs

Here in Steamboat Springs, the gossip in the neighborhood is about an Absolute Auction of an 8-10 million dollar property. Absolute auctions or auctions with no reserve are not that common in real estate.

Absolute Auction means the seller will take the highest bid no matter what.

Absolute Auctions are rare for a variety of reasons. There is an inherent risk that your property will go for an unreasonably low price. So, if you are auctioning off a million dollar home, someone could get a great deal and only pay half or less of the value. In addition, the price may not cover cost of administering the action and the transactions. A seller cannot have an absolute auction if money is owed on the property like taxes and mortgages.

A “reserve” price is a  minimum starting price that helps protect a property from selling for too little.
