Steamboat Year-End Real Estate Market Report

The first month of the new year started off with some heavy snowfall making for great powder days here in Steamboat Springs and it looks like more of the fluffy stuff is heading our way before the month is out. In true Colorado style though, we’ve enjoyed some beautiful blue skies between the snow storms.

As for the Routt County real estate market recap, we ended the year with a upswing of + 4.1% increase in gross volume and + 8.67% more transactions over 2012 despite a decline of - 53.21% in gross volume for the month of December. There were 110 transactions in December, which was - 15.38% less than December 2012, for a gross volume of $34M.

Here’s what happened in 2013:

> Year-end 2013 dollar volume was UP +4.10% over 2012

> Year-end 2013 total transactions were UP +8.67%

> Average price for single family homes up +8% from 1 year ago (Routt County)**

Some people like to flaunt what they’ve got. Their homes are oversized and luxurious, their cars and dress are flashy. Have you seen the new Jeep Wrangler Polar Edition commercial? It’s pretty cool AND it was filmed right here in Steamboat Springs!

 

Did you see that gorgeous Champagne Powder? What is Champagne Powder, you ask? It is light, fluffy, dry snow that falls in the Rocky Mountains.  The name is derived from sparkling champagne and Steamboat Ski Resort holds the trademark on the term. Champagne Powder is a skiers dream. Beautiful, isn’t it?

Luxury Design Has Gone to the Dogs

Last week the Wall Street Journal had an article about luxury home owners building and upgrading their homes to suit the needs of their pets. The article, In the Dog House: Pet-Friendly Luxury Design, with a subtitle: With pet ownership at an all-time high, builders and developers are pulling out the stops to please residents of the four-legged variety.

I am all for making Fido and/or Kitty comfortable at home, and actually, a lot of the design ideas in the article are good ones. For instance, I like the idea of incorporating the dog’s bed, storage for dog toys and food bowls into built-ins. It would be nice to have a designated place for the dog’s bed rather than tripping over it in the middle of the room.

Like our 30 residents vying for a spot on the United States Olympic Team, Routt County’s real estate market remains strong – even in the off season. For November, 107 transactions took place, which was 15% more than November 2012, for a gross volume of $33M.

> November 2013 dollar volume was UP +1.26% over November 2012
> Year-to-date dollar volume is UP +14.35%
> Transactions were UP +15.05% from November 2012
> Year-to-date transactions are UP +11.66%
> 50% of the volume was under the price point of $500,000
> 48% of the transactions were financed while 52% were paid with cash at the time of closing
> Bank sales DOWN -3 transactions from previous month

As I mentioned last month, ski season usually brings more condo and townhome sales and less single family home sales. The month of November was evidence of this trend as we saw condominiums sales lead the way of the overall 67 total residential sales.
