Steamboat Springs Real Estate Report

Home prices both nationally and locally continue to  rise at a slow and steady rate. Studies show that consumer confidence is growing, and recent surveys show that vacation-home sales are increasing. All of these factors bode well for a resort market like Steamboat Springs and for all real estate in Steamboat, Colorado.

Our housing market tends to lag behind larger cities like the ones studied for the S & P Case-Schiller Home Price Index. Cities like Chicago, Houston and Denver are considered feeder markets to Steamboat Springs since there are direct flights to/from these cities we see a fair number of second-home buyers from these areas. When we see good reports about their housing markets, along with greater consumer confidence, we can infer that our real estate transactions are going to pick up, and so far they have.

Mud Season is a Good Thing

Okay, if you are planning on living in Steamboat Springs you need to know what mud season is all about.  I believe in educating myself and my clients. When I do this, I end up with happy clients and since I’m all about a long-term relationships, it’s a win-win for everyone.

1. The season that is not winter, spring, summer or fall. Usually found in the high Rockies.

2. Peaceful, quiet season in-between the traditional four season.

Mud season in Steamboat Springs is the season when the snow is either coming or going. It’s when the weather isn’t quite spring or fall or winter or summer. It’s somewhere in-between. It’s also the times of year when tourism is at its lowest. Some people don’t like this season, I personally, really enjoy it.

Steamboat Springs Real Estate Report

To look at the Steamboat Springs and national housing statistics each month it’s easy to get caught up in the dips and valleys. But if you step back and look at the overall picture, the housing market and home prices are holding steady. Home prices have climbed back considerably over the past couple of years and studies show that consumer confidence is growing as well. In fact, a recent survey by National Association of Realtors shows that vacation-home sales increased by nearly 30% in 2013.

March was a good month for real estate transactions in Steamboat Springs, Colorado. Transactions in Routt County were up +30.99% over March 2013 for a total of 93 transactions. Even with the increase in transactions though, the gross volume came in at $39.9M which is -28.42% less the previous March.
