How’s the real estate market, is a common question real estate advisors get asked. In a complex market like Steamboat Springs where the real estate varies from small vacation condos to multi-million dollar homes the answer is, “it depends on the property in question.”

I recently took some time to dive a little deeper into our diverse real estate market to answer this question. I summed up which properties and at what price point these properties are currently favoring buyer’s and which are currently favoring seller’s in the article How’s the real estate market? written for the Steamboat Sotheby’s International Realty newsletter.

Inventory is the highest we’ve seen since Nov. 2012. (1,754 listings) = Bad

Pending sales are the highest we’ve seen in over 5 years (158 pending sales) = Good

Bad / good / bad / good. And this trend continues.

Recently MarketWatch.com named Steamboat among it’s top 10 Great Mountain Towns for Retirees. The article references our awesome snow, we call it “champagne powder”, opportunities for skiing, river sports, biking, hiking and ample sunshine. All of those things are true and certainly great draws for retirees but what it doesn’t mention are these 4 things, which I think would be important to most retirees:

Local Steamboat Springs Market

Real estate transactions in Steamboat Springs, Colorado for May 2014 were the highest gross dollar volume they have been all year and higher than any month last year, with $56.4M in sales. That’s +42.94% over last May! There were 3 transactions over $3M which helped.

> 17% of transaction volume was under $500,000 (37% in April)
> 46% of transaction volume was between $500,001 – $1,000,000 (24% in April)
> 38% of transaction volume was over $1M (40% in April)
>   2 Bank sales
> YTD transactions are up +7.13%
YTD dollar volume down -4.29%
