Routt County Real Estate Analysis

February was a strong month for real estate sales in Routt County. Gross sales for the month totaled $32.3M, up +99.45% compared to February 2015.  This comprised 63 transactions, an increase of +28.57% compared to last February. Almost half of the months sales were properties sold under $400K however it was 2 sales of over $3M which made up 34% of gross volume.

Be Spring Smart.

When you think of flooding, images of rivers breaking levees and cars submerged in water come to mind. But what many people don’t realize is that everyone is at risk of spring flooding, even if you don’t live near a body of water.

Spring in the mountains is unpredictable – warmer sunny weather mixed with snow, sleet and rain; a perfect cocktail for flooding. The frozen ground is slowly thawing but the rapidly melting snow and rain cannot be absorbed so creates runoff. Storm drains are often backed up, water levels are rising and streams are flowing fast. It only takes a few inches of water to cause thousands of dollars worth of damage. And in addition to flooding, this movement of water can also trigger landslides and cause damage to vegetation.

How Important is Price Per Square Foot?  In some real estate markets it is not a pricing tool that holds much credibility. However in the Steamboat Springs real estate market, realtors, sellers and buyers all have a tendency to focus on square footage calculations and comparable sold and active homes. One could argue for or and against this, and both sides could have a valid argument:


PRO: The biggest advantage of using price per square foot is that it is a tangible measure. It appears clear cut and therefore makes it easier to value a home and compare it to other listings.

PRO: For much of the Steamboat inventory, many condos are just like the others. So Price Per Foot can be used.

PRO: Price per square foot is the primary calculation tool used by many appraisers so it can be important to know these figures in your local market. Unless its a cash sale, this impacts both buyers and sellers even though they may not realize it.

In its 17th year, the Bud Light Rocks The Boat free concert series continues to entertain with its wide range of musical talents and festive atmosphere.
