CNN Money just did a 3 part series on “smart strategies for buyers, sellers and owners” in today’s new real estate market. After 6 years of a housing collapse, we are seeing a significant improvement. Maybe we are at the bottom? Maybe we saw the bottom pass several months ago? If we had a crystal ball, you wouldn’t be reading this and I wouldn’t be writing it.
Currently in the Steamboat Springs real estate market, the inventory of homes under $1.5 million is really low. The absorption rate in the Fish Creek Area of Steamboat Springs is just over 2 months – if all things stay the same, that means in two months, all the houses we have to sell in that category should be sold! Because prices of real estate are based on supply and demand, if inventories remain this low, prices will rise . . . and fast.

The Steamboat Springs Winter Carnival is an Amazing Tradition. In Steamboat Springs Colorado, one of the best events to take place every year is the Winter Carnival. It’s 4 days of winter celebrations. The events are for all ages but to just watch is great too. It’s one of the reason to live in Steamboat. But not only was this the 100th year anniversary, but Steamboat Springs was blessed with some awesome FLASH MOBS. I love this place. Charlie

Steamboat Springs Real Estate Market Continues to Improve
Absorption rate is a key barometer to determine the health of a Real Estate Market.
Absorption rate is defined as: how many months it would take to sell all the homes for sale in my area at the current rate they are selling.
In a healthy real estate market, a normal absorption rate is around 5-7 months of inventory. So if there were 70 homes for sale and on the average, 10 homes sold per month, the absorption rate would be 7.
In Steamboat Springs, the absorption rate for Single Family homes priced under a million continues to improve.
Steamboat Springs has three main areas within the city limits and these are the areas showing signs of improvement. Here’s the absorption rate for each key area within Steamboat Springs:
- Downtown or Old Town area = 3.5 months – Fish Creek Falls area = 3 months – The Mountain area = 5.4 months
