Lets talk inventory!

Limited residential inventory has been an increasing issue since the end of the recession. With fewer homes for sale, competition for buyers is fierce, and homes spend less time on the market and prices are driven higher. Inventory shortages are becoming a national crisis and there is no single cause – and consequently no single solution. Here’s a look at some of the factors contributing to local inventory woes in a little more detail:

The migration slowdown. Americans are moving less than they have historically done.

  • - The widening price gap between starter homes and next level homes means that home buyers cannot afford to make the leap and upsize. The increase in housing costs and the equity built into inexpensive starter homes purchased years ago leaves would-be buyers at a loss. Thus home owners are staying put.

Steamboat Springs, CO Market Update for November 2017

Welcome to our monthly Real Estate video market report!

Screen Shot 2017-11-10 at 1.15.57 PM

The real estate market in Steamboat Springs and Routt County remains strong. Limited inventory and strong demand in many areas of the market has created competition for new listings, consequently decreasing the number of days homes are staying on the market and creating favorable pricing conditions for sellers.

Federal interest rates remain unchanged this month however a rate increase is anticipated in December. So we may be seeing a bump in mortgage rates in correlation to this change should the forecast be accurate. Something to consider if you are looking to purchase in the near future, it may be worth your time to speak with your local lenders today!

Gold Rush – Capturing the Beauty of Steamboat’s Fall Foliage

Fall in Steamboat is as beautiful as it is fleeting, which is why we want so desperately to be able to capture the moment with a photograph. How many times have you tried with your smart phone camera and felt like the image didn’t do it justice? We turned to Corey Kopischke, a professional photographer who has spent most of his life chasing light and seizing the moment one frame at a time for some tips.

A former freestyle skier, he learned a lot about photography from working as an athlete in numerous photoshoots over the years. Kopischke was never formally trained in photography, but learned firsthand how it was done in the field. “I would bring my camera and shoot over the photographer’s shoulder,” he says. After living in Steamboat for 28 years and working for Steamboat magazine as a senior staff photographer and part time photo editor, he has logged in a lot of days shooting fall colors.

Buying Real Estate From Your Couch Just Got Easier

Evolving technology is continually changing the real estate landscape. Thanks to the latest imaging systems, selling and buying a home has now gone 3D. I recently invested in a Matterport 3D camera which thanks to its unique 9 lense design, can capture even the tiniest details in a space. Specialty software then pieces together the images to create an interactive 3D model. A buyer can then view the home in a number of formats:

Dollhouse – this showcases the entire home layout including multiple floors.

How Many Porches On Your Dream Home?

Monday, February 15th, 2016

How many porches on your dream home? How about a wraparound veranda, an open terrace, and a romantic master balcony?

Just listed is a delightful stone and timber home on 35 acres of undulating pastures and montane scrubland. Located within a gated enclave consisting of just a handful of properties, prepare to be surrounded by stunning views and meandering wildlife.

Be smitten by the mountain architecture, multiple wood burning fireplaces, vaulted ceilings, sun drenched reading nook, and the vistas from every room.

Three bedrooms, three bathrooms in the main home plus a fully decked out one bedroom caretaker suite above the three car garage mean there is plenty of space for friends and family. Clearly good things come in threes!

A feeling of isolation and complete privacy evokes images of the wild west, however you are only 35 minutes to Steamboat Springs and 5 minutes to Stagecoach reservoir. The National Forest is accessible nearby to satisfy the outdoorsman/woman in you.

Buying Real Estate in the Winter Months

Sunday, January 31st, 2016

Buying Real Estate in the Winter Months is a great idea.

Here’s a video of why buying real estate in the winter is a good thing. It’s a great way to see how well a home is constructed, insulated and heated. And also just how much snow removal and maintenance is required in the cold winter months.

It’s also very important to watch for hazardous situation that can occur with snow. Here’s a price example of a house fire that is speculated to be caused by snow falling off a roof.

Steamboat Luxury Ski Condo Not Your Average Ski Condo

Steamboat Luxury Ski Condo Not Your Average Ski Condo

There is a difference between an average ski condo and a LUXURY ski condo. You know the difference the moment you walk through the doors, like at the Highmark Steamboat Springs.

Luxury [luhk-shuh-ree, luhg-zhuh-]:  a material object, service, etc., conducive to sumptuous living, usually a delicacy, elegance, or refinement of living rather than a necessity.

Luxurious Location

This luxury ski condo at the Highmark Steamboat Springs is the epitome of luxury. Located across the street from the world-class Steamboat Ski Resort, you can literally walk to the gondola for your first run of the day, but because this is luxury, there is no need for YOU to schlep your skis. Leave it to Highmark’s ski valet to transport your skis to the base of the gondola where they will be waiting for you.

Opportunity in Old Town Steamboat

Located near downtown Steamboat Springs, close to Stehley Park, Butcherknife Creek and Butcherknife Trail, this legal duplex is a great opportunity. With both units rented it generates $3,800 per month or live in one half while offsetting mortgage payments by renting the other half or move Grandma and Grandpa into one half so that you can keep an eye on them while living in the other half. The possibilities are plentiful.

Unit 161 sits over a 2 car garage and workshop. The large open floor plan, vaulted ceiling and natural light create an inviting space, great for entertaining and families.

The kitchen offers plenty of counter space done in butcher block and cherry wood cabinets.

Stainless steel appliances, appliance storage cubbies and abundant natural light.

Gas cooktop and cool designs in the butcher block countertops.
