Coffee and Steamboat Springs: A Healthy Combination to Living Longer

Living in Steamboat Springs is a healthy environment. And now, Steamboat Springs can add one more healthy thing to their diet. Coffee.

Good coffee is important. Bad coffee might just not be worth drinking. In Steamboat Springs, we have several choices for coffee – some good, some not so good. But at least we have choices. And today, a study was released stating that coffee drinkers are a little more likely to live longer.

A recent coffee study has found that drinking coffee might give you more time to . . . drink more coffee.  That’s right, the result of this study says that if you drink coffee you will live a bit longer. CNN released this story on the goods of drinking coffee as well.

So for those looking for good coffee in Steamboat Springs, here are some places you should go:

Zillow, Trulia, Homes.com are Misleading Steamboat Springs, Colorado

Zillow.com, Homes.com, Trulia.com, and Realtor.com are syndication real estate website like pretty slick and offer some cool tools and decent information.  I’m all about providing real estate information and in some ways I like the theory of these sites.  These are very popular real estate websites and have a huge national presence. But these real estate sites are all about revenue.

The problem with these syndication sites is the data they provide is often inaccurate and misleading real estate information. These are nation real estate websites. But people use them for their specific, local real estate markets. And these websites do not have direct feeds from local MLS’s throughout the country. So they get their listings or MLS data from other sources. And many times, that information is wrong and misleading.

Syndication websites are websites like Trulia.com, Zillow.com and Realtor.com. These sites have one purpose: TO MAKE MONEY.

There syndication real estate websites appear as if they provide accurate data to the public regarding real estate. They appear as if they ARE the MLS (Multiple Listing Service). They appear to be the unbiased source for real estate information. The local real estate expertise. But they are not. These sites are around to make money.

Unfortunately these sites have gathered enough traction in our information thirsty age that they are thriving. They are very popular and higher ranking sites in the eyes of Google.

Information to the public is great. Don’t get me wrong, I’m all about providing accurate information. The problem with these sites is they don’t provide accurate information. Because these syndication sites don’t get instant updates for the “real” MLS’s, the data could be absolute, misleading and more importantly, inaccurate.

Is the Steamboat Springs Market Getting Better?

Yes and No.
It depends on what sectors, properties and market statistics you are looking at whether the caption can say the Steamboat market is up or down. Is this an actual real estate recovery or just a blip in the radar of a longer cycle that we are still on the downside of?

According to Inman News, for the 7th month, national home prices of non-distressed properties have declined.  But those are nation numbers. Remember, real estate is local.  Entry-level homes in Steamboat Springs are selling well, and there has been a resurgence in many luxury homes around Steamboat as well.  We’ve seen increased sales across the board, with the most desirable homes being entry-level homes in close-in neighborhoods such as Fish Creek Falls area, the Mountain area and even a strong uptick in Old Town.

Steamboat Springs Real Estate Market Report for March 2012

The March numbers came out for the real estate market report this week. Keep in mind these are Steamboat Springs real estate transactions that closed in March, 2012. This means these properties went under contract roughly 30-60 days prior, or in January and February. I monitor the pending sales each months and back in January there were only 77 pending properties. Today there are 143. What this means is that we are just starting to see all these pending sale begin to close. In other words, the future looks a lot brighter than these March numbers. Here’s the trends for pending sales the last 5 months:

Dec. = 71

Jan. = 77

Feb. = 102

March = 132

April = 143

Steamboat Springs Absorption Rate Shows Rebound.

The absorption rate for Steamboat Springs Real Estate is showing the rebound is happening. The absorption rate is a strong indicator of the health of the real estate market. I high absorption rate says people are buying real estate. It’s usually shown by the amount of months of inventory.

A healthy real estate market is 5-7 months worth of inventory that’s on the market. 16 months ago we were at 18 months worth of the real estate inventory. Today, for single family homes we are at 8 months worth of real estate inventory in Steamboat.

So the real estate economy in Steamboat Springs, Colorado is well into a strong rebound which is encouraging news for real estate in Steamboat Springs and the areas of Fish Creek, Old Town, and the Mountain area.

Case Shiller up – down – up – down

Real Estate is local. Whatever is happening in the Steamboat Springs real estate market has nothing to do with what is happening in Boulder, or Houston, or Chicago. But there are similarities with the Steamboat Springs real estate and other small resort towns like Bend, Oregon.

Absorption rate in Steamboat real estate has gone form 18 months of inventory a year and a half ago to roughly 7 months of inventory. Bend Oregon has seen similar real estate trends and they are seeing such a reduction in inventory that multiple offers and prices are on the rise.

Recent Case Shiller numbers we not as friendly to real estate values. Sorry, English teachers, I know Case –Shiller has nothing to do with real estate value. But it wasn’t not all negative.

Prices were up compared to a year ago in just five cities: Denver, Detroit, Miami, Minneapolis and Phoenix.

Good News in Steamboat Springs – Building Permits Up

Good News in Steamboat Springs – Building Permits Up

It’s been a while here in Steamboat Springs since we’ve had good news on the building permit front, but the first quarter of 2012 finally brought some good news to the Steamboat Springs’ real estate market and undoubtedly to the local construction, architect and interior design industries as well.

So just how good is the news? $4.8 million good with the addition of two Steamboat Springs’ building permits in March for single family homes with a combined valuation of $2.42M. Keep in mind that permit values are always less than the final cost of a home.

For comparison, since I know some people are wondering how a ski resort town like Steamboat Springs could “only have” new building permits of $4.8M on  record as we head into the spring building season:

* 2011 first quarter had 1 Steamboat Springs’  building permit with a valuation of $1.13M within city limits.

Leadership Qualities Aren’t Just For CEO’s & 4 Star Generals

I just read an interesting article on Inc.com regarding the six things “adaptive strategic leaders” do well. As I pondered these qualities in reference to Managing Broker/Owner core competencies, I quickly broadened my point of reference to include Real Estate Agents. Why? Because we all run our own businesses and need to lead ourselves in the right direction, which in the perfect world, would free up the Managing Broker/Owner to lead the office/brand/franchise/company in the right direction…a win-win for all stake-holders including our all important clients. If we’re managing ourselves well, and leading ourselves to success, then it would follow that our clients will benefit too.

We all have immediate, short term fires to fight and follow-ups to do, but by also focusing on the following six areas we might just see opportunities that may have gone unnoticed, or be able to put on the brakes if the direction we’ve been speeding down all of sudden begins to look a little suspect.
