Lets talk inventory!

Limited residential inventory has been an increasing issue since the end of the recession. With fewer homes for sale, competition for buyers is fierce, and homes spend less time on the market and prices are driven higher. Inventory shortages are becoming a national crisis and there is no single cause – and consequently no single solution. Here’s a look at some of the factors contributing to local inventory woes in a little more detail:


The migration slowdown. Americans are moving less than they have historically done.

  • - The widening price gap between starter homes and next level homes means that home buyers cannot afford to make the leap and upsize. The increase in housing costs and the equity built into inexpensive starter homes purchased years ago leaves would-be buyers at a loss. Thus home owners are staying put.

Welcome to our monthly Real Estate video market report!

The real estate market in Steamboat Springs and Routt County remains strong. Limited inventory and strong demand in many areas of the market has created competition for new listings, consequently decreasing the number of days homes are staying on the market and creating favorable pricing conditions for sellers.

Federal interest rates remain unchanged this month however a rate increase is anticipated in December. So we may be seeing a bump in mortgage rates in correlation to this change should the forecast be accurate. Something to consider if you are looking to purchase in the near future, it may be worth your time to speak with your local lenders today!

Routt County real estate had a solid activity in April. Gross volume was $72.5M, +38.79% compared to last April, with YTD at +47.10%.  It’s important to note however, the transfer of a hangar at Yampa Valley Airport for $21.9M impacted the GV significantly. If we remove that transaction from our figures, April 2017 is mostly consistent with April 2016 Gross Volume.  There were a total of 98 transactions: -14.04% from April last year and +15% YTD.

Thanks to the latest imaging systems, selling and buying a home has now gone 3D. I recently invested in a Matterport 3D camera which thanks to its unique 9 lense design, can capture even the tiniest details in a space. Specialty software then pieces together the images to create an interactive 3D model. A buyer can then view the home in a number of formats:

5 Key Steps To Selling A Home

There are many factors that go into selling a home, which a good real estate agent will discuss with you. But here are 5 tried and true steps that every seller should prepare for and do when putting their home on the market:

An inviting walkway can set the mood as well as direct people to a discretely positioned front door.

1. Curb appeal. First impressions count, especially in real estate. If a buyer gets a bad impression before they enter the home, your house has to work that much harder to get their interest.

A beautiful front yard has a big impact, but if gardening isn’t your thing then at a bare minimum you should mow, remove weeds, rake leaves, trim branches that are overhanging walkways, straighten the patio furniture, and remove any items that might deter buyers. If it is winter then make sure walkways and driveways are cleared of snow and ice.
