May 16th the Colorado Division of Housing reported a 41 percent decrease in foreclosure filings in Colorado. There were 4,571 foreclosure filings the first quarter of 2013 across the state compared to 7,785 during the same time period last year. Actual foreclosures were down 30.5 percent from first quarter last year.
Wow.
Foreclosure filings differ from foreclosures. Foreclosure filings are the paperwork; actual sales happen over 100 days later. During this time, borrowers and lenders try to work towards an agreement to bypass foreclosure. This may involve options like short sale or re-financing.

Last week, Routt Country sent out the new real estate values to all home owners in Steamboat Springs, Colorado. Many of you are reading about the Steamboat Springs real estate recovery yet looking at your recent assessed value for your home and reading that it’s worth about 10, 20, even 30% off what you had thought your home might be worth. You are not alone. These assessed values are calculated off of a June 30, 2012 date. Or something around that date.
The assessed value you read today are not accurate. These amounts are a guesstimate based on the sales price of homes in the past. It’s very likely your home is worth more . . . a lot more!

Marabou Ranch sells remaining lots for over $11+ million dollars. The Marabou Ranch Subdivision , one of Colorado’s premiere fishing developments, sold last month to an investment group with ties to William Stolz and the Stolz Group out of Georgia.
Sales for March:
Dollar volume was up 46.5% the month of March compared to last year! However, that is a little misleading because the actual number of transactions was 28% less than the same time last year. We just had two, high-end, five million dollar sales which threw our numbers off a little. Three sales over 3 million dollars grabbed 46% of the dollar volume of sales.

There are many indicators that our recovery from the Great Recession is on the upswing and the housing market plays a major role in this. Standard & Poor’s 500 closed recently one point away from the all-time high from October 2007. But that is only interesting to approximately 53% of Americans who are in the stock market. According to a 2012 Gallup poll, this is the lowest number since Gallup started tracking this number. A lot of people are not that confident in the stock market . . . another interesting statistic is close to 100% of Americans live inside. I haven’t verified this data but, I’m pretty confident. That is one reason the housing market is such a good indicator of our economy.

146 pending sales today! There’s never a dull moment in Steamboat Springs real estate. I just viewed a home that was on the market for 2 days had 12 showings and multiple offers. If you’re a seller, things are looking up! If you are a buyer, we’ll have to work a little harder…Roughly 30% of the market here is on fire. The remaining market is still flat

As usual, the Mountain area leads the total number of transactions in the month of February getting over 28% of the total volume (yes, the column title is wrong but you get the idea.)

A Rebounding Real Estate Market in Steamboat Springs
The mountain area had the highest number of transactions at almost 32% and the mountain area had over 51% of the total dollar volume for January 2013. The columns titles appear to be switched but you get the idea.
24% of the sales in January were between $300,001 and $500,000 – see chart below:
Total numbers for 2011 and 2012 are below. Overall, gross dollar volume of residential homes in 2012 increased from $309,438,000 to $347,170,000

Steamboat Springs and National Market Update – March 2013
National Home Prices:
National home prices are improving. Fiserv Case-Shiller projected March 4, 2013 that home prices across the nation will grow by 3.3 percent every year for the next 5 years. As we reported to you last month, 2012 was the first positive year for both home prices and home sales volume increases since the market crash. According to Case-Shiller, 2012 was as close to normal as we’ve seen since 1997!
Fiserv Case-Shiller Home Price Index measures the health of the housing market across the country. It tracks data from repeat-sales of residential homes from 20 metropolitan regions and nationally.
This chart from Standard & Poor/Case-Shiller shows the national home price trend. Overall, there was a 7.3% gain in the fourth quarter of 2012 compared to the same time 2011.

The Steamboat Springs Real Estate Market data for January 2013 is finally here. Let’s start with March first: in the Steamboat Springs MLS, there are 113 pending properties. A 10% increase over last month and the real estate market continues to improve. In the past 10 days, 16 properties sold in the Steamboat Springs area for a total of $11,439 million. The highest price was a $5,600,000 million single family home in Priest Creek.
As we head into springtime in Steamboat Springs, inventories remain low with 1,589 active listings, 18 short sale and 14 bank owned. A huge decrease over one year ago (1,754 listing, 32 short sales, 42 bank owned)
With strong sales and a continuing of pending sales and the decrease in inventory, prices are likely to go up for single family home and townhomes within Steamboat.

As I’ve been saying for the last 8 months, the Steamboat Springs real estate market is continuing to improve. December 2012 was the best month of 2012. December 2011 was a good month. And December 2012 was even better.Steamboat Springs Market Report Dec 2012
$$$ Dollar volume increased a whopping 56% compared to December 2011 and the number of transactions decreased 4%.
For the year 2012 compared to 2011, the dollar volume increased 7.4% while the number of transactions decreased 15.8%(This shows me prices are on the rise)
For the 4th Quarter, new listings decreased 35.4% compared to 4th Quarter of 2011. (This shows supplies is decreasing)
As we all know, supply and demand drives real estate prices. The trend in Steamboat Springs and the country is indicating that the supply is decreasing and since people are buying homes, this demand translates to NOW might be a good time to BUY.
