Routt County real estate had a solid activity in April. Gross volume was $72.5M, +38.79% compared to last April, with YTD at +47.10%.  It’s important to note however, the transfer of a hangar at Yampa Valley Airport for $21.9M impacted the GV significantly. If we remove that transaction from our figures, April 2017 is mostly consistent with April 2016 Gross Volume.  There were a total of 98 transactions: -14.04% from April last year and +15% YTD.

It has been a strong start for Routt County real estate in 2016. Gross sales totaled $37.2M, up +12.36% compared to last January.  This comprised 77 transactions, an increase of +8.45% compared to last January. Fun facts: almost two thirds of buyers were local to the community and 37% of sales were cash transactions.

On the Inman News website this morning was a very interesting article about the way that potential homebuyers search for properties.  The article, MLS most used Internet resource for homebuyers, stated that multiple listing service (MLS) websites were used by more homebuyers when searching for their home than any other source of online information, including third-party listing sites and mobile apps, according to the National Association of Realtors’ 2012 survey of 8,501 homebuyers and sellers.

According to the article, fifty-four percent of the homebuyers who used the Internet (90 percent of respondents) to help them find a home used their local MLS site, according to the survey, conducted in June 2012 and representing the 12 months spanning July 2011 to the end of June. All respondents had purchased a home in that time period. An important point to add, however, is that some communities’ MLS sites don’t allow the public to access their information.  That’s the case in Steamboat Springs.  In a situation like this, both individual real estate agents’ websites and real estate company websites become really important in helping potential homebuyers find the home they’re looking for.

With a little bit of snow on the ground and Scholarship Day at the Steamboat Ski Area less than two weeks away, thoughts of the upcoming ski season and, after a winter like last year, snow levels have begun to consume the brains of many of us who have chosen to make our homes here in Steamboat Springs.  I even got excited and wrote a blog about our first expected snow of the season back in early October.    An article published this morning in the Steamboat Today titled Uncertainty in short-term, long-term forecasts for Steamboat Springs attempts to bring some answers.

Prudential Steamboat Realty to become Berkshire Hathaway HomeServices.  As some of you may remember, big news hit the real estate world back in December of 2011 when Brookfield Residential Property Services announced its acquisition of Prudential Real Estate and Relocation Services.  Since that announcement, those of us involved in real estate both locally and nationally have been wondering just what was to become of the Prudential Real Estate brand, arguably one of the most well known real estate brands in the world.  With Prudential Steamboat Realty to become Berkshire Hathaway HomeServices, it looks as if this might be a bright new beginning.

From the Inman News website this morning comes the exciting news we’ve all been waiting for.  Prudential Real Estate, along with the Real Living brand, will come online sometime in early 2013 with a fresh new name:  Berkshire Hathaway HomeServices.  According to the article, HomeServices has formed a joint venture, HSF Affiliates LLC, to operate the Real Living and Prudential Real Estate affiliate networks and the future Berkshire Hathaway HomeServices brand. HomeServices is the majority owner of HSF Affiliates, with with Brookfield Asset Management retaining joint ownership.
