Steamboat Springs, CO Real Estate Report

As 2017 begins and we reflect on the year that was, we can say that 2016 was a good year for real estate in Routt County. However the November figures were a little unexpected as you’ll see below.

Routt County Real Estate Market

The Steamboat Springs Board of Realtors November 2016 Monthly Report provides us with a great snapshot of the Steamboat Springs residential market. Some key market figures for both single family homes (SF) and condo / townhomes (C/T):

- YTD new listings +9.3% SF, +2.4 C/T

- YTD pending sales +12.5 SF, +9.2 C/T

- YTD sold +14.2 SF, +8.7 C/T

- YTD median sales price +13.1 SF, +3.1 C/T

- YTD active listings -6.3 SF, -20.5 C/T

New listings to the market are up yet active listings are down. This coupled with the a significant drop in YTD days on market shows just how tight housing inventory is in Routt County.

Each month I report the latest local real estate market data and the current national home price levels, but why? First of all, I recognize that real estate is the biggest investment we will make in our lives; therefore, we should understand it before sinking our life’s savings into it. Advising clients on their real estate investments is a very important part of my job and one I take very seriously.

Secondly, with the real estate crash a few years ago we have become hyper-aware of investments and home values. So much of our consciousness is fueled by the appreciation or depreciation of our home’s value. By watching the real estate market we have a better understanding of when to invest and when to sell and we begin to trust the ebbs and flows of the market.

Nothing screams “springtime in the Rockies” like 50 degree days and bluebird skies followed by snowstorms dumping 5-8″. I love Colorado. You never know what the weather will bring.

Spring is in the air

February was a good month for real estate transactions in Steamboat Springs, in fact, the best February in 5 years! We saw 98 transactions in Routt County for a total of $38.7M in gross volume. 51 of these transactions were fractional sales.

> February volume was UP +26.2% from February 2013
> February transactions were UP +4.26%  from 2013
 > 25% of transaction volume was under $500,000
56% of transaction volume was over $1M
6 Bank sales compared to 3 in January

Even though February was a good month, it did not quite make up for the January’s sluggishness. We are down -9.14% in YTD gross volume but we have many months ahead to make up for that.

Like our 30 residents vying for a spot on the United States Olympic Team, Routt County’s real estate market remains strong – even in the off season. For November, 107 transactions took place, which was 15% more than November 2012, for a gross volume of $33M.

> November 2013 dollar volume was UP +1.26% over November 2012
> Year-to-date dollar volume is UP +14.35%
> Transactions were UP +15.05% from November 2012
> Year-to-date transactions are UP +11.66%
> 50% of the volume was under the price point of $500,000
> 48% of the transactions were financed while 52% were paid with cash at the time of closing
> Bank sales DOWN -3 transactions from previous month

As I mentioned last month, ski season usually brings more condo and townhome sales and less single family home sales. The month of November was evidence of this trend as we saw condominiums sales lead the way of the overall 67 total residential sales.

October was another good month for the Steamboat Springs real estate market. 129 transactions took place, even more than September 2013, making it the best month in 2013 so far for transaction numbers. A total of $54.8M in gross volume for the 2nd best gross volume month behind March’s $55.8M.

> October 2013 dollar volume was UP +26.18% over October 2012
> Year-to-date dollar volume is UP +15.48%
> Transactions were UP +8.40% from October 2012
> Year-to-date transactions are UP +11.33%
63% of the volume was under the price point of $500,000
51% of the transactions were financed while 49% were paid with cash at the time of closing

As we head into the ski season, we will see a natural shift in residential sales in Routt County. The month of October we saw 76 residential sales with single family homes seeing the most activity. Condominiums sales should be picking up as the ski season heats up.
