December was a good month and a great way to end 2015. There were 142 transactions for $99.2M in gross volume. That’s up by +70% compared to December 2014. Transactions were up by +17% from December 2014.

In total for 2015, there was $700,083,935 in gross sales (up 17% over 2014) and 1,457 Transactions (up +7% over 2014)   Total sales were the highest it’s been since 2008.

Your Steamboat Spring property is the sanctuary you escape to whenever you get the chance, but busy schedules and distance can make it tricky to check in and make sure everything is just as you left it.  That tingling at the back of your neck or knot in your stomach telling you that something is amiss can drive you mad. Fortunately now you can make sure the mechanical room is warm and dry, the stove is off and your new ski’s were delivered wherever you have cell service or an Internet connection.

Many of you will already use or be considering using a property management company to monitor and maintain your vacation home. At a minimum, your home would be inspected on a weekly basis. But with the possibility of freezing pipes, leaks, flat alarm batteries, wildlife letting themselves through the open dog door, is that enough? Plus, these services don’t come cheap.

August continued the trend of strong real estate numbers and transactions for Routt County. Gross sales for the month was $62.4M, up +24+% compared to August 2014 and up +11.79% year-to-date.  150 transactions were closed in August. That’s the most transactions August has seen in 5 years.

Steamboat Springs Real Estate Report

To look at the Steamboat Springs and national housing statistics each month it’s easy to get caught up in the dips and valleys. But if you step back and look at the overall picture, the housing market and home prices are holding steady. Home prices have climbed back considerably over the past couple of years and studies show that consumer confidence is growing as well. In fact, a recent survey by National Association of Realtors shows that vacation-home sales increased by nearly 30% in 2013.

March was a good month for real estate transactions in Steamboat Springs, Colorado. Transactions in Routt County were up +30.99% over March 2013 for a total of 93 transactions. Even with the increase in transactions though, the gross volume came in at $39.9M which is -28.42% less the previous March.

July was a great month for Steamboat Springs real estate.  The Market Report shows transaction volume was up +35.84 % from July 2012.  The Year to Date gross volume is  up +11.14 % over last year’s gross.  On a transaction basis, July was up +16%, while the Year to Date is up +14.54%.

Looking at the numbers below, August has been a very busy month. Pending sales are up dramatically. A couple weeks ago they were up to 183. So Pending sales are up, sales are steady and inventory is down slightly.

Prices: Over the summer we saw inventories go up. With this increase in supply, prices we up slightly but not dramatically like we saw in the spring time.   Although the market report shows sales continue to be strong in Steamboat Springs, prices are leveling off and we’re seeing more stability in the Steamboat real estate market.

June was a good month, the second best of 2013. But compared to last June, this month was down by -28.99% from June 2012.  The Year to Date gross volume picture is a little brighter  up +7.57% over last year’s gross at the end of the second quarter.  On a transaction basis, June was only slightly down by -0.92%, while the Year to Date is up +14.26%.

Looking at the numbers below, everything is up. Sales are up. Sold properties are up. But so is the inventory. Thus, we might be seeing a steadying of prices.
