Oil Found in Steamboat Springs – What does this mean for Real Estate?

Just west of Steamboat Springs, Quicksilver Resources confirmed their first horizontal well on Wolf Mountain in Routt County has demonstrated it is capable of producing 500 barrels of oil per day according to the Steamboat Today.

Unlike the vertical wells drilled between 1960 and 1980, these horizontal wells actually drill under or near local homes in and around Steamboat Springs, Colorado.  And considering most people who own real estate in Steamboat do not own the mineral rights, these home owners will not only not benefit from these wells, but they might be severely impacted as well.

It’s been stated that there will be on-going testing of well water in the areas adjacent to the horizontal drilling site on Wolf Mountain. Owners in the area are concerned their well water will soon be contaminated.

Home Ownership Drops Significantly for First Time Buyers

Home ownership is down and the hardest hit are the young and first time buyers. In Steamboat Springs, we’ve seen two back to back years with over 300 foreclosures in Routt county. In 2011, 23% of the total transactions were bank owned or foreclosed properties. Yes, people are buying these foreclosures, but home ownership drops significantly for first time buyers and those under 40.

Upon a closer look, not all age groups had similar experiences throughout this cycle. Those under 25 and over 65 were mildly impacted. Largest hit were people in their 30’s and I’d assume many were first-time buyers. That group now has home ownership below the marks of 2000, well below the height and housing bubble of 2005.

Steamboat’s newest restaurant is now open. Laundry, Steamboat Springs’ freshest hip-spot is a breath of fresh air for Steamboat. Like I said the other night while eating some fantastic food and bathing in the atmosphere, we no longer have to drive to Boulder for such an experience.

Born and raised in Seattle, I feel that Steamboat lacks a little in the metropolitan life. We have more farming and feed stores than coffee shops and more stores selling cowboy hats than sushi restaurants. So when a new restaurants open in Steamboat Springs, Colorado, hopes are high.

Laundry is great. With its rustic, warehouse like brick walls to the fabricated art-deco wine rack, it’s feels more like Seattle or Chicago than Steamboat.

Before you buy that awesome condo as a second home/ski vacation get-away that you’re banking on to pay for itself via rental income, think beyond what you like and make sure it’ll be attractive to your future renters as well. The thought process should go something like this:

What I Might Want in a Second Home/Condo

  • Good location – easy access to town and ski mountain
  • Size – Ample bedrooms and bathrooms
  • Overall floor plan that’s comfortable
  • Amenities: hot tub, pool, fitness room, shuttle service, indoor parking, owner’s storage space, wireless Internet service, washer/dryer in unit
  • Condition
  • Low HOA fees, but an HOA that covers the normal HOA expenses
  • Healthy Capital Reserve Fund (no sense having low HOA fees if your HOA Capital Reserves are so low that you’re getting assessed an extra fee every quarter too)

Elin Nordegren, Tiger’s ex bought the home for 12.3 not too long ago. Her plan was to remodel the water front home with an indoor pool and elevator. But after more thought, Elin felt a new home was just a better idea. So last week, down it went. Seems a shame to tear down that 1932 gem, but then again, she’s helping the local economy.

A two sport day is common here in Steamboat Springs, Colorado. Skiing and Pilates. Or maybe skiing and fly-fishing. Golf and tennis. Biking and swim in the hot springs.  But it’s the three sport days that really says something. Either that you don’t work much or you’re a true Steamboat Springs local. Bigger is Better and Selling in Steamboat Springs

For several year now, Realtors, Builders and Architects have been saying that people are moving away from larger homes. That McMansion or Mega-homes are less desirable then they were in earlier years. Mansion homes sales are waning and there are far less under construction then just 5 years ago.

Many people are leaning towards smaller residences that are more manageable, more affordable, and make more sense.  But in Steamboat Springs, Colorado, it just so happens that one of the most desirable new ski-in/ski-out condos available, all of the larger 4 and 5 bedroom residences have all sold-out and 75% of the three plus condos are sold as well. Edgemont, on the edge of the Steamboat ski slopes is selling so well that all that remain are the smaller 2 and 3 bedroom ski area condos.

New Year’s Eve in Steamboat Springs

Steamboat Springs’ Ski Mountain annual New Year’s celebration includes the torchlight parade and fireworks on the ski mountain.  Steamboat Ski & Snowboard School instructors volunteer to carry the torches that light up the mountain as they ski down the slopes as part of the New Year’s Eve festivities. Fireworks follow and offer an amazing array of colors as they reflect off the snow covered ski mountain.

October Case-Shiller Report Shows Less Holiday Spirit

No snow over the Christmas holiday is bad news for the Steamboat Springs Ski Mountain, but at least the snow making machines have been able to compensate with the man-made stuff and turned what could be really bad into something passable. If only there was some magic wand to wave over the housing market so things would start to pick up and stay up. The Case-Shiller October Home Price Index is not showing any news we can feel good about on a national level.

The Case-Shiller index covers half of all U.S. homes. It measures prices relative to those in January 2000 and creates a three-month moving average. The monthly data are not seasonally adjusted.

The October report yields the following less than optimistic news:

* 19 of 20 cities showed home price decreases versus September numbers

* Versus October 2010, the 10 and 20 city composites posted annual returns of minus 3.0% and -3.4% respectively
