A personal THANK YOU to all my clients who put their trust in me in 2021. It was a banner year for real estate in Steamboat Springs with more records shattered. To put it into perspective, in 2019 through November, there was a healthy $642M in sales volume in Routt County. Last year (2021), through November, that figure ballooned to $952M. In 2021, there has been nearly $1.33 billion in sales volume, and price appreciation is what is driving the massive sales volume growth. Single family homes in Routt County have gone up 25%, while values of condos and townhomes increased an eye-popping 38%. In Steamboat Springs, the numbers are even more stark with single family homes up 40%, while condos and townhomes have increased in value by 42%. Looking back on the past year, nobody could have foreseen such a market at the beginning of 2021. This past spring, Fannie Mae and Freddy Mac predicted that rising interest rates, low supply, and high demand could cause a slowdown in market activity. Shortly thereafter, pundits began predicting the real estate bubble to burst, except there has been no bubble. The arrows just kept trending upwards. Surging sales have been partly due to Routt County having been affected by both the Great Reshuffling (migration from metro areas into rural ones) as well as the Great Resignation (workers leaving jobs and not coming back). In 2022, the outlook is difficult to predict. However, given the Steamboat Resort’s expansion and a $200 million-dollar investment into the ski area, properties around the resort will continue to be in high demand. Similar to last year, we’re still battling a nationwide pandemic. The Federal Reserve is indicating they will raise the federal funds rate (how much banks pay one another in interest to borrow funds on an overnight basis from the federal reserve) which could indirectly affect mortgage rates. Labor shortages are likely to persist. The big question is, will there be an increase in supply to fulfil the high demand? Despite all of the unpredictability of the coming year, one thing remains certain for 2022: I will continue to deliver unprecedented service to my clients. Living with a septic system requires maintenance. Here's some common mistake and things to keep your septic system healthy. Tops Tips -
  1. Don't bury it in the winter. Unless it's clean and pumped.
  2. Don't drive over it with anything heavy. A crushed drain field is cost to fix.
  3. Don't flush or drain anything you're not supposed to. Make sure your TP is septic safe. And limit the grease you put down your drain.

A personal THANK YOU goes out to all my clients who put their trust in me during 2021.

A personal THANK YOU to all my clients who put their trust in me in 2021. It was a banner year for real estate in Steamboat Springs with more records shattered. To put it into perspective, in 2019 through November, there was a healthy $642M in sales volume in Routt County. Last year (2021), through November, that figure ballooned to $952M. In 2021, there has been nearly $1.33 billion in sales volume, and price appreciation is what is driving the massive sales volume growth. Single family homes in Routt County have gone up 25%, while values of condos and townhomes increased an eye-popping 38%. In Steamboat Springs, the numbers are even more stark with single family homes up 40%, while condos and townhomes have increased in value by 42%. Looking back on the past year, nobody could have foreseen such a market at the beginning of 2021. This past spring, Fannie Mae and Freddy Mac predicted that rising interest rates, low supply, and high demand could cause a slowdown in market activity. Shortly thereafter, pundits began predicting the real estate bubble to burst, except there has been no bubble. The arrows just kept trending upwards. Surging sales have been partly due to Routt County having been affected by both the Great Reshuffling (migration from metro areas into rural ones) as well as the Great Resignation (workers leaving jobs and not coming back). In 2022, the outlook is difficult to predict. However, given the Steamboat Resort’s expansion and a $200 million-dollar investment into the ski area, properties around the resort will continue to be in high demand. Similar to last year, we’re still battling a nationwide pandemic. The Federal Reserve is indicating they will raise the federal funds rate (how much banks pay one another in interest to borrow funds on an overnight basis from the federal reserve) which could indirectly affect mortgage rates. Labor shortages are likely to persist. The big question is, will there be an increase in supply to fulfil the high demand? Despite all of the unpredictability of the coming year, one thing remains certain for 2022: I will continue to deliver unprecedented service to my clients. Special attention was given to where we placed the equipment and storage so that everything would be right at hand and with all “drawer storage” the work-surface is open all the way to the ceiling and completely open to the living area and fireplace.    With 360 degrees of views you can see the ski mountain, the hot-air balloon rides down valley, Howelsen Hill, and up through Strawberry Park at the east side of Copper Ridge, Rocky Peak, Soda Mountain, and Buffalo Pass. Lots of windows doesn’t compromise the snug warmth of the house on winter nights - supplied by a company in the Scandinavian region, they are custom made for intense sun and cold temperatures. They are tight, triple-paned, and filled with argon to block the transfer of temperatures. The “tilt-turn” way they open allows you to keep them clean from the inside of the house as well. Adding to the snugness of the house are the tightly sealed, thick panels of insulation that clad the house. 787 Mckinley is a design wonder that will continually delight those who live there with the constant visual reminders of all that is wonderful in this area.

Steamboat Springs Real Estate – National Headlines vs Local Trends

REDFIN “The median U.S. home-sale price declined 0.6% year over year in February, marking the first annual drop since 2012–“

S&P CoreLogic Case-Shiller Indices recent report show home values dropping month over month in all 20 cities monitored.

Lately, the questions have been

  • How’s the market? 
  • Will inventory increase this spring/summer?
  • What will happen with prices, and rates?
  • Should I wait to buy?
  • Is it too late to sell?

Ok- Don’t try to time the market. That’s almost impossible. What’s more important is the time spent in market that creates good returns. 

In general, the real estate market is more important than the property. Meaning, you could have an amazing home, but if the market is declining, that home will follow those downward trends. One thing resonates post pandemic - There are places people are leaving and places where people are going.  Appealing Shots of Steamboat. 

I’m excited for Steamboat.  I’m excited for the capital investment in the mountain resort. I’m also encouraged by the seemingly durable phenomenon of remote work. Steamboat is still an amazing place to live and others are figuring that out as well.

There’s a lot of negative headlines regarding the real estate market these days. (market crash, falling prices, housing bubble)

But I’m here to provide some real data to help answer your real estate questions.

Change is not easy. And we’ve just been through some of the biggest real estate changes this country has ever experienced. We’ve seen home values skyrocket. Interest rates double seemingly overnight. These boom/bust talks are gaining traction.  

Today, a lot of Seller’s are living 12 months in the past (when prices were rising 2-3% a month)

And a lot of Buyers are living 12 months in the future (where they are hoping to see homes prices dropping 2-3% a month)

But neither is accurate. The most recent data shows, we’re in a balanced market. I’m encouraged because buyers and sellers can make wise decisions. The urgency of the pandemic purchases is over and this market now allows time to shop, negotiate, inspect and otherwise make a more sound decisions compared to the last couple years.  

  • Sold properties Jan-Feb (2022= 114) (2023=84) Sales are down from last year but it’s more in line with 2017, 2018, and 2019.  
  • Pending sale down 34% year over year. Pending sales are low because we don’t have inventory to sell. If we had more listings, there would be more transactions. 
  • Median Days on Market Jan-Feb (2022= 29) (2023=54) DOM are down from last year but it’s more in line with 2017, 2018, and 2019. 
  • Median Sales Price for all properties  Jan-Feb (2022= $745,000) (2023=$745,500) 
  • Asking price to sold price (2022 = 100%)  (2023 =95%)
  • Active listings are up 14.3% recently (but still historically low) 

Supply / Demand drives prices. 

Supply is low, yeah inventory is up 14% recently, but were down 75% from the 14-year average of the available listings in Routt county  (graph here)

Demand is down with increased prices and rising interest rates. But with ski area improvement, and the general appeal of this community, we still have more buyers than sellers – keeping demand strong. 

Even though days on the market is up, of the 82 properties to sell or go pending in the last 30 days, 45% went under contract in less than 30 days. 13% took 30-60 days and remaining 41% took over 60 days to sell. We’re still seeing some multiple offers, but were also seeing price reductions as well if those aspirational sellers over-price their property.  

Again, we’re in a balanced, healthy market and for the most part, neither the seller nor the buyers have the advantage. As for prices, we aren’t seeing huge gains anymore, but we also are not seeing huge price drops either. 

 So, what’s ahead for the coming month as we head into the summer selling season? Well, inventory is not going up significantly anytime soon. There really no new construction coming on the market and roughly 85% of mortgage holders have an interest rate far below 6%, so many potential seller looking to trade up or down end up not do anything – so the resale market will be slower.

In 2005, people lived in their homes for an average of 6.5 years. Today, even though it’s trending down a bit, the average homes owner’s tenure is 12.3 years. (insert graph here) So people are living in their home longer these days. 

Consequently, many of the channels that increase inventory may not occur this spring and summer. But, historically the summer selling season typically sees inventory pick up by 200-300 properties. We may not see inventory double but it will increase this spring.

Mortgage Rates will likely stay in the 6% range as we head into spring and summer and maybe some lowering next fall where we might see them drop into the high 5’s but that still 2% lower than the long-term average rate.

Gone are the days of 3-4% mortgage rates. We’re starting to even adjust to these higher rates. We’ve seen how slight drops in interest rates show a pretty significant increase in loan applications and home buying as we saw last fall when rate dropped from 7% to 6.15% we saw loan applications increase 28%.

With stabilizing rates, I feel we’ll start to see more buyers come back to the market here in Steamboat. Will that increase in buyers outpace the increase of inventory?  If it does, we might see prices start to climb back up again. 

Remember, the market is more important than the property. Since Steamboat Springs is such a vibrant community, the current Steamboat market is more balanced and healthier than other national markets that are seeing more downturns in these unsettling times. 

One thing’s for sure, in today’s balanced Steamboat market, we’re now able to make more methodical, informed decisions in real estate because the pace of the buying and selling has slowed significantly. I’m excited for the ski area improvements, a huge snow year and I’m excited for the changes in the market back to a time where my representation and sound advice matters as I help guild you down the road to get from where you are, to where you want to be.

Steamboat Springs Real Estate Market Report Nov 2022 Ski season is almost here and Steamboat is ready. The town is a bit slow and so is the real estate market. Here’s some market stats comparing October 2021 to October 2022. These are residential stats, which include single family homes, condos, and townhomes. It does not include land, commercial, or fractional ownership.
  • Number of Residential Sales – October 2021 = 120 2022 = 70
Sales are decreasing, but still above pre-pandemic levels.
  • Median Closed Price – 2021= $622,500 2022= $771,000
(down from Sep $870,000 / down more from Aug at $905,000) Seasonality, we typically see fall months to be rather slow in real estate here in Steamboat.
  • Active Listings – 2021 = 144 2022 = 207
Still historically low volume is providing validity as to why we aren’t seeing prices crash in Steamboat. Inventory, not recessions or interest rates, influences price appreciation or depreciation the most.
  • Median Days in MLS – 2021 = 8 2022 = 32
Days on market have increased giving buyers more time to make better decisions. But, this timeframe still signifies a seller’s market.
  • Weeks of Inventory or absorption rate – 2021 = 3.25 weeks 2022 = 12 weeks
Three months of inventory means the market is competitive, and many buyers that have been waiting on the sidelines to see what happens still have the means to jump in when they see opportunity. We have observed the increase in inventory is due to less closings. Not an increase of people wanting to sell their home. And a lot of those people reluctant to sell are because they have a historically low interest rate.
  • Pending Listings – 2021 = 107 2022 = 54
Pending listings are down. But, this is generally a slowing period of the year because tourism is down and school’s back in session. 2021 was very unusual in that it was one of the busiest times of the pandemic in terms of activity levels. So, what’s going to happen next? Nationally, while we’re seeing prices softening in 20 major metropolitan cities (Case-Shiller Home Price Index).                 Some major entities across the countries are predicting prices to increase about 2.5% in 2023.                   Real estate prices are a nuance discussion. We believe the market isn’t going to be making any big swings next year, and whether the local market goes up or down will be up to micro-influences. In Steamboat, with the clarity from short term rentals, the resort improvements, we believe we will see continued appreciation, albeit much less than during the last few years This is data we will be monitory on a daily, weekly and monthly basis so stay tuned for our next update. Steamboat Springs Fall Colors & Market Update

Real estate is very local. What’s going on nationally doesn’t mean the same thing is going on here in Steamboat Springs. So today, not only are we going to talk hyper local real estate market here in Steamboat, where we’ve noticed two strong distinct trends going on, we’ll compare that to national trends. We’re also going to show you the fall colors currently in and around Steamboat, just because we know that’s what you actually want to see. Those 2 strong trends we’ve recently noticed in Steamboat are:
  • New Nightly Rental Zoning Regulations
  • Ski Area improvements
“According to the S&P CoreLogic Case-Shiller 20-City Home Price Index, home prices dropped 0.8% in July, the sharpest monthly decline since 2012. The declines that have occurred in many markets reflect mortgage rates in the 5%-6% range, and mortgage rates are now well above 6%. The increased sensitivity to interest rates suggests home buying will pull back even further."  Wells Fargo Economist Charlie Dougherty & Patrick Barley That is true for Steamboat as well, we are seeing a slow-down. But we still have record-low supply and a decent demand so we’re not seeing huge price drops to sales prices. In our last video, see up here, we talked about the majority of price reductions we’re seeing are those properties that were overpriced to begin with. “Keeping that in mind, we now look for home prices to register year-over-year declines in 2023, with the national median existing single-family home price expected to fall 5.5% during the year. We note there is likely to be significant regional variation. “ Yep, and one of those variations is playing out here in Steamboat. Last month, our city counsel passed our new SHORT-TERM RENTAL regulations.                     These new regulations limit the amount of properties that are allowed to rent nightly. What this has done is increased the amount of interest in those properties in the GREEN zone. Thus, “green zone” properties are appreciating while yellow and red zone properties are either remaining flat or appreciating slower. With all the ski area improvements, Steamboat is becoming more appealing for those looking to vacation and own a ski area property and offset their mortgage with nightly rentals. Thus, even though we are in a typical shoulder or off-season, we’re still seeing pretty good activity for ski area properties. Nightly rental properties are selling in the $750 - $1,200 per foot range.                     We believe a lot of this has to do with the ski area improvements, the IKON Pass and the new nightly rental regulations making green zone properties more valuable. Ok, Steamboat’s a pretty desirable location. In Steamboat Springs, our absorption rate, or months of inventory is roughly 3 months. Thus, it’s still a sellers-market. So, we continue to have a tighter supply of inventory. And thus, in theory, prices should “Hold up much better.” “If our forecast for Fed rate cuts is realized, mortgage rates are likely to fall slightly just as cooling inflation pressures boost real income growth. A modest improvement in sales activity should then follow, which will reignite home price appreciation heading into 2024. ”While national trends are expecting median home values to fall 5.5% during the year" In Steamboat, on a hyper local level, we are seeing some asking prices correcting, but we’re not necessarily seeing values, across the board going down. If anything, real estate values are remaining relatively flat or trending slightly up for single family homes, but “green zone” or nightly rental properties continue to see prices rising. Did Real Estate Gains Peak in June . . . 2021? NOT PRICES, just gains.

A really interesting thing is happening in the single-family home market in Steamboat Springs. And this trend has been going on for a 11 months.
As of March, 2022, we’re seeing the month over month increases in Median Sales Prices leveling off. Not to be confused with “prices dropping” just gains that we’ve been seeing over the last two years are slowing down. So, when we look at the percentage increase from June 2020 to June 2021, we saw a 95% increase in median sales prices.
That's a huge increase in Median Sales price. So far, June 2021 was the peak or maximum increase of median sales price gains year over year. And since June of 2021, we're seeing the percentage gains going down. This means home prices are continuing to rise, but just not as much, month after month. Prices continued to increase, albeit at a slower pace until about January 2022 where we’re now seeing sales prices leveling off as of March, 2022.
As for townhomes and condo gains, they’ve had solid gains over the last two years but it wasn’t as dramatic as the single-family home market. The townhome condo market continues to show gains of around 20% today, but these gains are also trending down.
This stabilizing of the real estate market in Steamboat Springs is healthy for the overall, long-term market strength. Stability is the opposite of volatility. So, while home owners love to see values rising, it’s not great if you’re trying to purchase. Being a buyer is never easy, especially over the last 2 years. Unfortunately, the last few months, if you’re getting a mortgage, rising interests’ rates have decreased one's purchasing power significantly.
As of April, 2022, the average interest rate is right around 5%. 3 months ago, the rates were around 3.15%. What does this mean to your purchasing power? Well, if you were putting 20% down on a $1 million dollar purchase, your payments would have been $4,161 back in January. Today, those payments would be $5,018. That’s a 20% increase in monthly payments.
I’d rather have rates low and enable as many folks to buy a home as possible. However, due to the lack of inventory, there are only so many houses to go around. Until inventory increases, the one sure way to slow the market down is to have interest rates continue to rise.
These rate hikes may result in a smaller number of Buyers who qualify to buy a house, but the Buyers who remain may start to see more selection moving forward. They also may have more room to negotiate contingencies.
If you are considering buying or selling a property in this market, keep the bigger picture in mind and try not to focus on the lending environment of the past and focus instead on the opportunity that lies ahead on your chosen path.

A personal THANK YOU to all my clients who put their trust in me in 2021. It was a banner year for real estate in Steamboat Springs with more records shattered. To put it into perspective, in 2019 through November, there was a healthy $642M in sales volume in Routt County. Last year (2021), through November, that figure ballooned to $952M. In 2021, there has been nearly $1.33 billion in sales volume, and price appreciation is what is driving the massive sales volume growth. Single family homes in Routt County have gone up 25%, while values of condos and townhomes increased an eye-popping 38%. In Steamboat Springs, the numbers are even more stark with single family homes up 40%, while condos and townhomes have increased in value by 42%. Looking back on the past year, nobody could have foreseen such a market at the beginning of 2021. This past spring, Fannie Mae and Freddy Mac predicted that rising interest rates, low supply, and high demand could cause a slowdown in market activity. Shortly thereafter, pundits began predicting the real estate bubble to burst, except there has been no bubble. The arrows just kept trending upwards. Surging sales have been partly due to Routt County having been affected by both the Great Reshuffling (migration from metro areas into rural ones) as well as the Great Resignation (workers leaving jobs and not coming back). In 2022, the outlook is difficult to predict. However, given the Steamboat Resort’s expansion and a $200 million-dollar investment into the ski area, properties around the resort will continue to be in high demand. Similar to last year, we’re still battling a nationwide pandemic. The Federal Reserve is indicating they will raise the federal funds rate (how much banks pay one another in interest to borrow funds on an overnight basis from the federal reserve) which could indirectly affect mortgage rates. Labor shortages are likely to persist. The big question is, will there be an increase in supply to fulfil the high demand? Despite all of the unpredictability of the coming year, one thing remains certain for 2022: I will continue to deliver unprecedented service to my clients. Bubble, Boom or Bust - Steamboat Real Estate Market

Supply / Demand is the basic principle in economics. In real estate, it’s a delicate balance and equilibrium occurs when we have roughly six a month supply of homes. Today we have 1.4 months of supply which makes it a seller’s market. Low inventory continues to be the headline story in Routt County - and nationwide. The real estate market is still moving at a dizzying pace and is showing no signs of slowing down. Anecdotally, we continue to hear that there are multiple offers on homes that go on the market and for above asking price. Prices remain high as well: the average residential sales price was $1,150,776. In March, homes in Routt were active in the MLS for a median of 14 days, 50 days fewer than last year and 1 day less than last month. Key highlights include:
  • Routt County had a total of 174 transactions in March, up from 99 last year - a 75% increase.
  • There was $127,401,573 in total sales (up 105% from 2020).
  • Of the 174 transactions, 83 were local buyers, 32 were front range and 59 were from out of state.
  • There were 96 residential transactions in March with an average residential price of $1,150,776.
  • The average Residential PPSF was $483.
  • There were 10 new unit sales in March with an average price of $895,410 and a $505 PPSF
  • There were a total of 278 loans in March 2021, with 43% of purchasers closing with financing at the time of sale, and with 57% closing with cash.
  • There were 212 refinances.
  • Up until last summer our sales had been pretty predictable and constant. But starting last august, sales really start to pick up. So much so that in the last 7 months, the amount of transactions has increased an average of 82% from the previous 6 years average. That’s almost a doubling of sales each month since September 2020. And who’s buying? Typically, we have about 52% locals -  48% out of town buyers. Today, that number is changing with 47% locals -  53% out of town buyers. So yes, people are moving here from all over the country. We’re also seeing more cash buyers. Last month we saw Cash = 57% / Loan 43%   (it’s typically around 50/50) To recap, the market it hot. Buyers far outnumber sellers and aligning yourself with an honest, knowledgeable, aggressive agent is invaluable. COVID-19 and what might happen to the Real Estate Market

(Updated) Beginning next week, April 27th, real estate showings will be allowed. This is going to give a small boost the real estate business. This is one of the more difficult Vlogs I’ve ever prepared for because my opinions change daily. But over the last few weeks, I’ve become more resolute in my thoughts on the real estate market and how it’s going to be affected going forwards. This is nothing like the 2008 real estate crash. This is a health crisis and not a housing crisis. But, real estate will be affected. Housing market doesn’t always contract during recessions but with 70% of the economy being consumption, well much of that is on hold. I’m going to focus on two markets, primary homes and second or vacation homes. Primary Residences With real estate, and I believe this to be true for Steamboat and the rest of the country, if we isolate out primary residences, then those value will likely go down, but not as much as one might think. Short-term Inventory is still very low. Even lower today because many owners have withdrawn their listing to reduce their exposure from the virus. Another reason is we are living in our homes for twice as long as we used to. In 2019 the average person living in their home is 8 years, 3 months. Back in 2000, it was just 4 years.  We also have less buildings of new homes. So, supply remains low, both in Steamboat and nationwide as a whole. Now, over the last month demand has slowed considerably. But once we begin to emerge out of the current crisis, I see demand picking up. However, with so little demand, many sellers who need to sell will likely begin reducing prices to attract those willing to step forward with a purchase. I see values dropping between 5-10% over the next few months. The sooner this crisis ends the better. But I don’t see prices rebounding anytime soon. There’s a lot of financial uncertainty we need to get through first. Long-term It’s projected that the location neutral work-force might increase by as much as 30% as we’re seeing companies accommodating these work-from-home measures. I also feel that smaller town, communities like Steamboat that offer so much, will be sought after as a more healthier lifestyle becomes a priority. So long-term, towns like Steamboat Springs will grow and more people will want to make Steamboat their home and thus, real estate values will go up. Secondary Residence Roughly half of the properties in Steamboat are second homes or ski condos. I believe this market is in for a rougher ride. Since many of these owners look to generate income from short-term rentals, the outlook on tourism and rental income is up in the air. Given much of the Steamboat economy relies on tourism, it’s really hard to predict when we’ll see capacity numbers again. These secondary residences are also discretionary purchases and with the economy going though turbulence, I feel we’ll have less buyers today over the next year or two. And while interest rates are at an all-time low, the jumbo loan market (loan over 625,000) have pretty much evaporated with most lenders not able to offer such loans. Demand for jumbo mortgages has dried up as investors turn to mortgage bonds for government-backed loans where they’re assured of receiving payments. Another reason the second home market could see decreases in value is because a higher percentage of our buyers come from Texas. And we all know there’s oil in Texas and oil prices are significantly low right now. To conclude, the Steamboat Springs economy relies on tourism and consumer spending. Sure, locals can keep this town going but we’ll need to see people getting out and vacationing to see real estate number rebound. So not only will it take for jobs to return, but travel and tourism needs to get back to normal or Steamboat will be a quiet town.   Regards, Charlie Want to learn more? YEAR-END Steamboat Real Estate Report VLOG

December was another great month for Steamboat Springs Real Estate sales in Routt county with total sales volume of $113.9M compared to $78.5M last year (+45.09%). This was the highest gross volume month of the year due in part to the sale of Motherwell Ranch. Total transactions were up with 128 compared to 119 December 2018 (+7.56%). We rounded out 2019 with a total gross volume of $905,923,688 which was up +4.46% compared to 2018. Transactions totaled 1,388 which was down -6.03% compared to last year. Some highlights: Average residential price was $731,251 for 2019 compared to $686,781 for 2018. Average price per square foot $373 YTD (new unit sales are $455 on avg) There were 3 New Unit Sales in December Local buyers made up 48% our sales in December in Routt county There were a total of 193 loans in December with 62% of purchasers closing with financing at the time of sale while 38% closed with cash. There were 117 refinances! The Steamboat Springs real estate market continues to be active with most prices on the rise. Inventory in low for all types of properties which is causing prices to go up a little faster than normal. If you have a single family home you're thinking about selling this springs, start packing your boxes now. The real estate market is that HOT.

2019 Routt county property assessments going UP $$$$$

If you own property in Routt county, you likely just received your 2019 property assessment. And you in shock . . . right? But first, thanks for watching the May market report reporting March numbers. It’s spring time in Steamboat. My favorite time of the year. Everything is turning green and there’s just a fresh clean smell in the air. I miss the skiing and snow and all but it’s biking, rafting and paddle board season.
  • March 2019 Gross Volume. $39.1 million.  Down 21% from 2018   //  YTD  Down 13%
  • Transaction down 18% from last year  / /   YTD down 12%
  • Total Listings Down  (EVERYTHING SF, condo, land, commercial) continue to drop 999 today / compared to 2,200 in 2011. Inventory drops = price go up.
  • What’s not dropping are pending sales. We have 184 Pending sales totaling over $153 Million (May 2018 we had 132)
  • And your 2019 assessed value are not going down. In fact, I’ve heard from a lot of you already and I’m seeing a 25-35% increase in 2019 assessed values. So has your property increased 30% in one year?  NO.  But in the last 10 years, from 2009 -2019, the average appreciated for real estate has been about 4% per year. Now these assessment don’t change every year like a home does, so 30% in one year is high. Really high. And this doesn’t necessary mean your taxes are going up the same 30%. We won’t that for several months. Taxes are based on Actual value /  assessment rate  /  mill levy. The mill levy is multiplier that fluctuates. So again, even though your assessed value went up a huge amount, doesn’t necessarily mean your real estate taxes are going through the roof.  You can appeal the value of this new assessment by sending in, before June 1, comparable sales of like-kind properties that show your place is worth less than the assessed value. So, what the market doing?  Values are still going up but not as fast as they were in recent months. In fact, to give it some context, October 2013 we were seeing national home values appreciate around 13% per year.  In Jan 2018, we were at around 6.3%  Today were around the 3 to 4% appreciated per year. And that is a good thing. The market is moving closer to an equilibrium.  Where were not seeing real estate value outpace inflation and salary growth. Which over last serval years we have seen this disparity. When you think about it, it seems that long-term appreciation rates would have to be pretty close to the general rate of inflation.  Because if appreciation were much higher than inflation, then it wouldn't be too long before no one could afford to buy a house.  If workers make 3% more each year on average, but the price of homes goes up by 6% per year, then pretty soon homes become widely unaffordable.  I'll be keeping this in mind as we go through the appreciation data below. 2009 -2019 inflation rate =1.95 2009 - 2019 appreciation rate = 4% United States Wages and Salaries Growth = 4% The market is moving closer to an equilibrium.  A very good thing.  We're getting back to more moderate appreciation.   Charlie   Charlie Dresen Change Your Experience Real Estate Associate Broker | Sotheby's 970-846-6435  | SteamboatsMyHome.com 610 Market Place Plaza, Steamboat Springs, CO 80487

  • $35.1 Million in Gross Volume for February 2019  / up 1.5% from 2018 - we’re still down 9.3% YTD
  • 67 transactions for February 2019 / down 2.9% from 2018 and we’re still 8% from 2018 YTD.
  • Average Residential Price continues to climb. Last month it was $710,000. This month, now YTD (2 months) it’s climbed to $728,000. (Up 2.5% in one month)
  • In almost every price point, Average Residential Prices are up. In fact, we’re headed into our 5thstraight year of price increases.
    • Let’s back up to 2014. Average Price was $567,000 for Improved Residential Sales.
    • 2015 it was down 3.1%to $549,000.
    • 2016 it reboundedup 3.3%to $568,000
    • 2017 saw a 4% increaseto $592,000
    • 2018 whoa – Up 13.7%to $686,000
    • 2019 YTD (ONLY 2 months) $728,000 is UP 5.7%from average 2018 in just 2 months.
  • In 4 years and 2 MONTHS – the average residential price has seen an increase of 26.7% ---  7% UP

Big SNOW + IKON Pass = more people coming to Steamboat Springs, Colorado. How does Steamboat rank against other resort town in the west for AVERAGE SALES PRICE? Find out by watching this video. The real estate market in Routt county started 2019 with the same trend as the end of 2018. We are seeing fewer sales, but on average, higher prices. Total dollar volume for January was $46.43M compared to $55.38M last year. Total transactions were 81, down from 92 last January. Some highlights (note that we are early in the year and there was a sale of a high end property with acreage that can skew the numbers): Average Residential price is $710,330 - up from the 2018 average of $686,781 Average Residential price per square foot $374 up from $350 year-end average in 2018 YTD Gross volume -16.16% YTD Transactions -11.96% There were just 2 New Unit Sales in January - both in Hayden Local buyers made up 59% of sales in January in Routt county. There were a total of 89 loans in January with 55% of purchasers closing with financing at the time of sale while 45% closed with cash. There were 50 refinance transactions. It’s OVER . . . Year-End Report

December was a good month for Real Estate in Routt county. Total dollar volume was $78.5M compared to $73.73M last year - up 6.48%.  There were 13 residential transactions over $1M. Total transactions were 119, down from 126 last December.  We ended the year with total sales of $867,253,468 - up 7.18% from $809,183,833 in 2017.  Total transactions for the year were down -8.15% with 1,477 compared to 1,608 in 2017.  These overall numbers are in line with the general idea of less inventory and higher prices. Some highlights:
  • YTD Average Residential price is $686,781 up from $592,745 in 2017
  • YTD Average Residential price per square foot $350 up from $317 in 2017
  • YTD Gross volume +7.18%
  • YTD Transactions -8.15%
  • There were 7 New Unit Sales in December with 4 of those being new homes in the Sunlight Subdivision
  • Local buyers made up 51% of sales in December in Routt county.  We ended the year at 52% of all sales being local - great for a resort town!  This truly speaks to our sense of community in the Yampa Valley.
  • There were a total of 127 loans in December with 56% of purchasers closing with financing at the time of sale while 44% closed with cash.   There were 62 refinance transactions.

Sights Around Town and Market Statistics

STEAMBOAT SPRINGS REAL ESTATE MARKET NEWS and the Top 5 things WE LOVE. The latest market report is up for your viewing pleasure, if you haven't already. But if you couldn't hear the figures over our chattering teeth here is the low down on what the market did in November 2018:
  • Gross Volume was $63.33M  - up 2.77% from November 2017, up 7.2% YTD.
  • This included a ranch property sold for $15,875,000. Without this figures would have been down.
  • November transactions totaled 99, down from 132 last November.
  • 60% of residential transactions were properties sold for $500,000 or less.
  • Median residential price for SF is $617,900. YTD 2017 was $559,500, a 10% increase.
  • Average residential price per square foot $353 YTD. This time last year it was only $292, that’s a 19% increase.
  • Local buyers made up 40% of sales in November in Routt county
  • 55% of November purchasers closing with financing while 45% closed with cash. Strong upswing in owner carry deals – owner carry was the second largest “lender” in November.

Kitec Plumbing Issues / August Market Report – Real Estate Vlog

Welcome to our August Real Estate Report!

Kitec plumbing was a plumbing system widely used for residential use in the 90’s and early 2000’s. Over the past several years it has been discovered that these fittings are failing and causing leaks and burst pipes. Kitec plumbing consists of plastic-coated aluminum pipes and brass fittings. Kitec brass fittings are defective because they dezincify. Dezincification is a process whereby zinc leaches from brass, which is an alloy of copper and zinc, thereby creating a white powdery buildup on the inside of the fitting and a weakening of the brass fitting. Dezincification can lead to, among other things, restricted water flow and an increased likelihood of the brass fitting leaking or breaking. The Kitec pipe is typically blue in color for cold water and orange in color for hot water. The pipe is usually marked with one of the following brand names; Kitec, PlumbBetter, IPEX AQUA, WarmRite, Kitec XPA, AmbioComfort, XPA, KERR Controls or Plomberie Améliorée. Where the fittings are visible look for the words Kitec or KTC on them. The terms CSA B137.9/10 or ATSM F1974 could also indicate that you have a Kitec system. Often, the best places to look for the Kitec system is near the hot water tank or in the mechanical room where the pipe is connected to or exits the walls. Also look under kitchen sinks or bathroom vanities, where the pipe and/or fitting exits the wall.

Routt County Tax Assessments | Steamboat Springs Real Property Valuations

If you own a home, condo, or townhome or any real estate in Routt County, you received your 2023 Real Property Notice of Valuation. Two things you’ll notice when you read this assessment:

1. How much your property value or investment has increased

2. How much your taxes are . . . changing.

In Steamboat Springs, Colorado, like many small communities, real estate value has increased significantly over the last three years. So, in this video we talk about:

In the past, most assessors site had real estate values much lower than actual value. But today, these systems are getting a lot closer to estimating a more realistic value on homes.

Record SNOW in Steamboat Springs – Roofs, Leaks and Flooding OH MY!!!

When it snows a lot, the skiing is great. But what happens when all the snow melts?

The skiing is awesome. And Steamboat Springs is on track for a record-breaking snow season. 302 inches so far and it’s only the middle of the season. But as amazing as this winter has been, I wanted to talk about a few things you need to start thinking about.

Do you need to shovel my roof? That’s a tough question and I can’t really answer that because every home is different. Most newer homes in Steamboat are engineered to hold the snow and don’t require shoveling. But many older homes were not built to current snow load requirements and thus might need further evaluation. The American Society of Civil Engineers issued standards regarding the Minimum Design for snow loads. But these standards were first published in 1988. Thus, if your home was constructed before 1988, it might not comply with these regulations. Snow loads are measured by pounds per cubic foot. Fresh snow is about 3.75 pounds per cubic foot. But wind packed snow is heavier at about 15 pounds. Wet snow and ice can be 40-50 pounds per cubic foot. Sun, shade, wind, rain, melting from heat loss, all have an effect of the weight of the snow. But the weight of the snow is not the only reason you might want to shovel your roof. When the snow is deep, it can also start to backing up against your siding, or chimney of other parts of the home that might not have adequate flashing and thus, you might start getting water leaks around those areas. So it’s not just the weight of the snow but where all the snow is going. Again, while the vast majority of homes in Steamboat Springs don’t need the roof shoveled based on weight alone, many homes might require some snow removal in specific areas of the roof depending on the home. If you think this might apply to your home, there are some warning signs to be aware of. Icicles or ice buildup – remember, ice weighs a lot more than snow so if you have an area that ice is prevalent, that area may benefit from some snow removal. Visible signs of overstressing - Cracking drywall, odd sounds, sagging ceilings and water marks are all things to be aware of. If you're uncertain about the snow on your roof, call a structural engineer or a general contractor and have them come take a look.

With all this snow pack, it eventually will melt and become water. While that great for the rivers, it could cause havoc for home owners. Depending on how fast it warms up, when all this snow melts, its really going to saturate the ground. A lot of homes in Steamboat have a sump pump in their crawlspace or basement. This pump removes any water that seeps into these areas. During springs time, some sump pumps run 24/7. Others just turn on when enough water triggers the pump. But sump pumps can fail and you need to be ready. If your sump pump runs a lot, you might want to have a spare pump on site or even run a second one to remove all the water. Lastly, if you have a sump pump in an area that ground water is present, you can add a little insurance by installing a Water detection device near the sump pump. That way, if your sump pump fails, you will receive a notice on your phone. I made a video about such a device, click up here to view that video but in short, Google “water sensor device” and choose whatever one fits your home. So, get out there and enjoy the great snow but be a little vigilant about your roof and prepare your home for what could be some springtime flooding.

COVID-19 and Real Estate

COVID-19 and what might happen to the Real Estate Market

(Updated) Beginning next week, April 27th, real estate showings will be allowed. This is going to give a small boost the real estate business. This is one of the more difficult Vlogs I’ve ever prepared for because my opinions change daily. But over the last few weeks, I’ve become more resolute in my thoughts on the real estate market and how it’s going to be affected going forwards. This is nothing like the 2008 real estate crash. This is a health crisis and not a housing crisis. But, real estate will be affected. Housing market doesn’t always contract during recessions but with 70% of the economy being consumption, well much of that is on hold. I’m going to focus on two markets, primary homes and second or vacation homes. Primary Residences With real estate, and I believe this to be true for Steamboat and the rest of the country, if we isolate out primary residences, then those value will likely go down, but not as much as one might think. Short-term Inventory is still very low. Even lower today because many owners have withdrawn their listing to reduce their exposure from the virus. Another reason is we are living in our homes for twice as long as we used to. In 2019 the average person living in their home is 8 years, 3 months. Back in 2000, it was just 4 years.  We also have less buildings of new homes. So, supply remains low, both in Steamboat and nationwide as a whole. Now, over the last month demand has slowed considerably. But once we begin to emerge out of the current crisis, I see demand picking up. However, with so little demand, many sellers who need to sell will likely begin reducing prices to attract those willing to step forward with a purchase. I see values dropping between 5-10% over the next few months. The sooner this crisis ends the better. But I don’t see prices rebounding anytime soon. There’s a lot of financial uncertainty we need to get through first. Long-term It’s projected that the location neutral work-force might increase by as much as 30% as we’re seeing companies accommodating these work-from-home measures. I also feel that smaller town, communities like Steamboat that offer so much, will be sought after as a more healthier lifestyle becomes a priority. So long-term, towns like Steamboat Springs will grow and more people will want to make Steamboat their home and thus, real estate values will go up. Secondary Residence Roughly half of the properties in Steamboat are second homes or ski condos. I believe this market is in for a rougher ride. Since many of these owners look to generate income from short-term rentals, the outlook on tourism and rental income is up in the air. Given much of the Steamboat economy relies on tourism, it’s really hard to predict when we’ll see capacity numbers again. These secondary residences are also discretionary purchases and with the economy going though turbulence, I feel we’ll have less buyers today over the next year or two. And while interest rates are at an all-time low, the jumbo loan market (loan over 625,000) have pretty much evaporated with most lenders not able to offer such loans. Demand for jumbo mortgages has dried up as investors turn to mortgage bonds for government-backed loans where they’re assured of receiving payments. Another reason the second home market could see decreases in value is because a higher percentage of our buyers come from Texas. And we all know there’s oil in Texas and oil prices are significantly low right now. To conclude, the Steamboat Springs economy relies on tourism and consumer spending. Sure, locals can keep this town going but we’ll need to see people getting out and vacationing to see real estate number rebound. So not only will it take for jobs to return, but travel and tourism needs to get back to normal or Steamboat will be a quiet town.   Regards, Charlie Want to learn more? Tips and Tricks to Prepare Your Home FOR SALE Do you have a little extra time? If you’re thinking about selling your home anytime soon, here’s 9 tips and tricks you can do to sell your home faster. Minor projects can go a long way towards making a favorable impression on potential buyers — and perhaps cinching a deal. Love at first sight – Curb appeal. Curb appeal and first impressions are the first thing a buyer sees so make it count.  Take the time to spruce up the yard, fertilize the grass, mow the lawn, plant flowers, buy a new doormat or bright red chairs, and generally clean-up the front of your home so when a buyer drives up, your home is looking fresh and ready. Total turn-on - Lights – We all know to turn your lights and open all blinds before all showings if you can, but in anticipation, let’s talk about brightness and Kelvin temperatures. Replacing dull light bulbs with brighter light bulbs is very important. The difference between 30 watts and 100 watts it huge. So, brighten those darker areas in your home with brighter light bulbs. Don’t forget about kelvin color temperatures.  Kelvin temperature are often labeled right on the box.  Trends today are leaning towards brighter and cooler temperatures.
  • Soft white/warm white (2700 - 3000 Kelvin): Best for bedrooms and living rooms; providing a traditional warm, cozy feel to them.
  • Bright white/cool white (3500 - 4100 Kelvin): Best in kitchens, bathrooms or garages; giving rooms a whiter, more energetic feel.
Saying goodbye - Declutter - The goal is to make it easy for a potential buyer to see the house as their future home. So, de-cluttering, de-personalizing, and generally getting rid of a lot of items is necessary. Yes, it might be an inconvenience while you live there, but your goal is to sell, so tidy up, go room from room and do a big purge. Have a garage sale or post on Facebook marketplace. Remember, most people can’t see themselves living in a home that’s cluttered, overly personalized with tables full of family photos and endless dog toys. Don’t forget to dust and maybe hang some art and invite a prospective buyer to see themselves there. Double shot espresso – Paint.  No, coffee not required, but heading to Starbucks might help.   Over time, wall colors can lose relevance or become outdated like a kid’s bedroom painted their favorite sports team. So, why Starbucks? Well, because Starbucks does a really good job with interior design.   So, if you need ideas, Google “Starbucks interior paint colors” or get a coffee and take a look around. The colors are inspiring and calming all at the same time. You don’t have to paint the entire home but if you have some rooms that need addressing, take some time and paint the walls a neutral color but don’t forget to patch any holes or blemishes in the drywall joint compound.  Warm, welcoming, earthy colors that are not too bright, will welcome prospective buyers and allow them to see the home, not future projects. Getting comfortableThe living room. The living room is where a lot of decisions are made. And providing a buyer a place to sit down your home will give them time to sit back, relax, and take in the home. Let them see and feel the home as you know it. So, make sure there’s room in the living room on the sofa, without personal items around, and let them “move-in.” Recipe for success - The Kitchen.  Amazing things happen in the kitchen and this in one place buyers are looking to be inspired. Decluttering is taken to a new level here. Mail, books, keys, item for the junk draw, well fill it up. Also, make sure all countertop appliances are removed so it frees up counters showing more workable space. This will also show caulk repairs needing to be made. Don’t forget to use the correct caulk, sanded or non-sanded.  Then there’s the cleaning: stove, oven, fan, make sure it sparkles. And make sure the kitchen sink gets scrubbed as well. Top if off with some staging. Use colorful dish towels, or maybe even buy some fresh flowers and have them in a vase. Replace dull lights with brighter lights and your kitchen is a recipe for success. Put the seat down – Bathroom.   The bathroom needs to be cleaned and tidy. Clear off the counters, clean every inch, caulk the cracks around the shower and countertops, replace light with brighter bulbs and a higher Kelvin temperature, and put the toilet lid down. The Nose Knows No - Smells.  Don’t lets buyers say NO to your home because of smells. Let’s start in the kitchen. Make sure the stove is clean and pay close attention to the fan above the stove. There tends to be a lot of grease around the fan.   We love our pets, but pet odors are strong. Have your carpets cleaned, or sprinkle baking soda on your carpet and furniture before vacuuming. You can also sprinkle baking soda in the litter box if you have a cat. Dog beds hold a lot of smells so remove the cover and wash them. Open windows and let the fresh air in. And if you have forced air heat, replacing the furnace filters will help as well. Smells – a “no” from the nose is avoidable. Let the light shine in - Windows Don't underestimate the importance of keeping your windows clean. After location, light is the second most quoted reason a buyer chooses a house, so let the light shine in! Clean windows can boost your home’s natural light and curb appeal immensely. In fact, according to Money Magazine, the number one pre-sale improvement that generates the best return on investment is having clean windows.  If you want to boost your light even more, remove your screens if you’re not using them.  It’s a good idea to wash those screens while they are out.  Beyond enjoying a better view, clean windows will help your home appear fresh and ready for new owners.   If you live in the county, you're going to have a septic system. Here's what you need to know before you live without sewers. A septic system is a highly efficient, self-contained, underground wastewater treatment system. Because septic systems treat and dispose of household wastewater onsite, they are often more economical than centralized sewer systems in rural areas where lot sizes are larger and houses are spaced widely apart. Given how expensive it is to replace a septic system, proper maintenance is an important step to keeping your septic system (and your finances) healthy. The more proactive you are in caring for and maintaining your septic system, the longer that septic system will last. When maintaining your septic tank, the goal is to prevent the accumulation of solids, as well as any groundwater contamination. How often should I have my septic system pumped? The size of your household, total wastewater generated, amount of solids present and tank size will all determine how often your septic system will need to be pumped. The EPA reports that while the average septic system is pumped every three years, those with “electrical float switches, pumps or mechanical components should be inspected more often.” In general, we recommend having your septic system inspected and pumped once a year to be safe. Below is an easy four-step maintenance program, which, if followed carefully, will prevent solid build-up and ensure that your system will operate at peak efficiency for many years to come.
