A personal THANK YOU to all my clients who put their trust in me in 2021. It was a banner year for real estate in Steamboat Springs with more records shattered. To put it into perspective, in 2019 through November, there was a healthy $642M in sales volume in Routt County. Last year (2021), through November, that figure ballooned to $952M. In 2021, there has been nearly $1.33 billion in sales volume, and price appreciation is what is driving the massive sales volume growth. Single family homes in Routt County have gone up 25%, while values of condos and townhomes increased an eye-popping 38%. In Steamboat Springs, the numbers are even more stark with single family homes up 40%, while condos and townhomes have increased in value by 42%. Looking back on the past year, nobody could have foreseen such a market at the beginning of 2021. This past spring, Fannie Mae and Freddy Mac predicted that rising interest rates, low supply, and high demand could cause a slowdown in market activity. Shortly thereafter, pundits began predicting the real estate bubble to burst, except there has been no bubble. The arrows just kept trending upwards. Surging sales have been partly due to Routt County having been affected by both the Great Reshuffling (migration from metro areas into rural ones) as well as the Great Resignation (workers leaving jobs and not coming back). In 2022, the outlook is difficult to predict. However, given the Steamboat Resort’s expansion and a $200 million-dollar investment into the ski area, properties around the resort will continue to be in high demand. Similar to last year, we’re still battling a nationwide pandemic. The Federal Reserve is indicating they will raise the federal funds rate (how much banks pay one another in interest to borrow funds on an overnight basis from the federal reserve) which could indirectly affect mortgage rates. Labor shortages are likely to persist. The big question is, will there be an increase in supply to fulfil the high demand? Despite all of the unpredictability of the coming year, one thing remains certain for 2022: I will continue to deliver unprecedented service to my clients. Steamboat Springs Real Estate – National Headlines vs Local Trends
S&P CoreLogic Case-Shiller Indices recent report show home values dropping month over month in all 20 cities monitored.
Lately, the questions have been
- How’s the market?
- Will inventory increase this spring/summer?
- What will happen with prices, and rates?
- Should I wait to buy?
- Is it too late to sell?
Ok- Don’t try to time the market. That’s almost impossible. What’s more important is the time spent in market that creates good returns.
In general, the real estate market is more important than the property. Meaning, you could have an amazing home, but if the market is declining, that home will follow those downward trends. One thing resonates post pandemic - There are places people are leaving and places where people are going. Appealing Shots of Steamboat.
I’m excited for Steamboat. I’m excited for the capital investment in the mountain resort. I’m also encouraged by the seemingly durable phenomenon of remote work. Steamboat is still an amazing place to live and others are figuring that out as well.
There’s a lot of negative headlines regarding the real estate market these days. (market crash, falling prices, housing bubble)
But I’m here to provide some real data to help answer your real estate questions.
Change is not easy. And we’ve just been through some of the biggest real estate changes this country has ever experienced. We’ve seen home values skyrocket. Interest rates double seemingly overnight. These boom/bust talks are gaining traction.
Today, a lot of Seller’s are living 12 months in the past (when prices were rising 2-3% a month)
And a lot of Buyers are living 12 months in the future (where they are hoping to see homes prices dropping 2-3% a month)
But neither is accurate. The most recent data shows, we’re in a balanced market. I’m encouraged because buyers and sellers can make wise decisions. The urgency of the pandemic purchases is over and this market now allows time to shop, negotiate, inspect and otherwise make a more sound decisions compared to the last couple years.
- Sold properties Jan-Feb (2022= 114) (2023=84) Sales are down from last year but it’s more in line with 2017, 2018, and 2019.
- Pending sale down 34% year over year. Pending sales are low because we don’t have inventory to sell. If we had more listings, there would be more transactions.
- Median Days on Market Jan-Feb (2022= 29) (2023=54) DOM are down from last year but it’s more in line with 2017, 2018, and 2019.
- Median Sales Price for all properties Jan-Feb (2022= $745,000) (2023=$745,500)
- Asking price to sold price (2022 = 100%) (2023 =95%)
- Active listings are up 14.3% recently (but still historically low)
Supply / Demand drives prices.
Supply is low, yeah inventory is up 14% recently, but were down 75% from the 14-year average of the available listings in Routt county (graph here)
Demand is down with increased prices and rising interest rates. But with ski area improvement, and the general appeal of this community, we still have more buyers than sellers – keeping demand strong.
Even though days on the market is up, of the 82 properties to sell or go pending in the last 30 days, 45% went under contract in less than 30 days. 13% took 30-60 days and remaining 41% took over 60 days to sell. We’re still seeing some multiple offers, but were also seeing price reductions as well if those aspirational sellers over-price their property.
Again, we’re in a balanced, healthy market and for the most part, neither the seller nor the buyers have the advantage. As for prices, we aren’t seeing huge gains anymore, but we also are not seeing huge price drops either.
So, what’s ahead for the coming month as we head into the summer selling season? Well, inventory is not going up significantly anytime soon. There really no new construction coming on the market and roughly 85% of mortgage holders have an interest rate far below 6%, so many potential seller looking to trade up or down end up not do anything – so the resale market will be slower.
In 2005, people lived in their homes for an average of 6.5 years. Today, even though it’s trending down a bit, the average homes owner’s tenure is 12.3 years. (insert graph here) So people are living in their home longer these days.
Consequently, many of the channels that increase inventory may not occur this spring and summer. But, historically the summer selling season typically sees inventory pick up by 200-300 properties. We may not see inventory double but it will increase this spring.
Mortgage Rates will likely stay in the 6% range as we head into spring and summer and maybe some lowering next fall where we might see them drop into the high 5’s but that still 2% lower than the long-term average rate.
Gone are the days of 3-4% mortgage rates. We’re starting to even adjust to these higher rates. We’ve seen how slight drops in interest rates show a pretty significant increase in loan applications and home buying as we saw last fall when rate dropped from 7% to 6.15% we saw loan applications increase 28%.
With stabilizing rates, I feel we’ll start to see more buyers come back to the market here in Steamboat. Will that increase in buyers outpace the increase of inventory? If it does, we might see prices start to climb back up again.

A personal THANK YOU to all my clients who put their trust in me in 2021. It was a banner year for real estate in Steamboat Springs with more records shattered. To put it into perspective, in 2019 through November, there was a healthy $642M in sales volume in Routt County. Last year (2021), through November, that figure ballooned to $952M. In 2021, there has been nearly $1.33 billion in sales volume, and price appreciation is what is driving the massive sales volume growth. Single family homes in Routt County have gone up 25%, while values of condos and townhomes increased an eye-popping 38%. In Steamboat Springs, the numbers are even more stark with single family homes up 40%, while condos and townhomes have increased in value by 42%. Looking back on the past year, nobody could have foreseen such a market at the beginning of 2021. This past spring, Fannie Mae and Freddy Mac predicted that rising interest rates, low supply, and high demand could cause a slowdown in market activity. Shortly thereafter, pundits began predicting the real estate bubble to burst, except there has been no bubble. The arrows just kept trending upwards. Surging sales have been partly due to Routt County having been affected by both the Great Reshuffling (migration from metro areas into rural ones) as well as the Great Resignation (workers leaving jobs and not coming back). In 2022, the outlook is difficult to predict. However, given the Steamboat Resort’s expansion and a $200 million-dollar investment into the ski area, properties around the resort will continue to be in high demand. Similar to last year, we’re still battling a nationwide pandemic. The Federal Reserve is indicating they will raise the federal funds rate (how much banks pay one another in interest to borrow funds on an overnight basis from the federal reserve) which could indirectly affect mortgage rates. Labor shortages are likely to persist. The big question is, will there be an increase in supply to fulfil the high demand? Despite all of the unpredictability of the coming year, one thing remains certain for 2022: I will continue to deliver unprecedented service to my clients. Supply / Demand is the basic principle in economics. In real estate, it’s a delicate balance and equilibrium occurs when we have roughly six a month supply of homes. Today we have 1.4 months of supply which makes it a seller’s market. Low inventory continues to be the headline story in Routt County - and nationwide. The real estate market is still moving at a dizzying pace and is showing no signs of slowing down. Anecdotally, we continue to hear that there are multiple offers on homes that go on the market and for above asking price. Prices remain high as well: the average residential sales price was $1,150,776. In March, homes in Routt were active in the MLS for a median of 14 days, 50 days fewer than last year and 1 day less than last month. Key highlights include:- Routt County had a total of 174 transactions in March, up from 99 last year - a 75% increase.
- There was $127,401,573 in total sales (up 105% from 2020).
- Of the 174 transactions, 83 were local buyers, 32 were front range and 59 were from out of state.
- There were 96 residential transactions in March with an average residential price of $1,150,776.
- The average Residential PPSF was $483.
- There were 10 new unit sales in March with an average price of $895,410 and a $505 PPSF
- There were a total of 278 loans in March 2021, with 43% of purchasers closing with financing at the time of sale, and with 57% closing with cash.
- There were 212 refinances.
- Up until last summer our sales had been pretty predictable and constant. But starting last august, sales really start to pick up. So much so that in the last 7 months, the amount of transactions has increased an average of 82% from the previous 6 years average. That’s almost a doubling of sales each month since September 2020. And who’s buying? Typically, we have about 52% locals - 48% out of town buyers. Today, that number is changing with 47% locals - 53% out of town buyers. So yes, people are moving here from all over the country. We’re also seeing more cash buyers. Last month we saw Cash = 57% / Loan 43% (it’s typically around 50/50) To recap, the market it hot. Buyers far outnumber sellers and aligning yourself with an honest, knowledgeable, aggressive agent is invaluable. This is not a market for the faint of heart. COVID-19 and what might happen to the Real Estate Market
(Updated) Beginning next week, April 27th, real estate showings will be allowed. This is going to give a small boost the real estate business. This is one of the more difficult Vlogs I’ve ever prepared for because my opinions change daily. But over the last few weeks, I’ve become more resolute in my thoughts on the real estate market and how it’s going to be affected going forwards. This is nothing like the 2008 real estate crash. This is a health crisis and not a housing crisis. But, real estate will be affected. Housing market doesn’t always contract during recessions but with 70% of the economy being consumption, well much of that is on hold. I’m going to focus on two markets, primary homes and second or vacation homes. Primary Residences With real estate, and I believe this to be true for Steamboat and the rest of the country, if we isolate out primary residences, then those value will likely go down, but not as much as one might think. Short-term Inventory is still very low. Even lower today because many owners have withdrawn their listing to reduce their exposure from the virus. Another reason is we are living in our homes for twice as long as we used to. In 2019 the average person living in their home is 8 years, 3 months. Back in 2000, it was just 4 years. We also have less buildings of new homes. So, supply remains low, both in Steamboat and nationwide as a whole. Now, over the last month demand has slowed considerably. But once we begin to emerge out of the current crisis, I see demand picking up. However, with so little demand, many sellers who need to sell will likely begin reducing prices to attract those willing to step forward with a purchase. I see values dropping between 5-10% over the next few months. The sooner this crisis ends the better. But I don’t see prices rebounding anytime soon. There’s a lot of financial uncertainty we need to get through first. Long-term It’s projected that the location neutral work-force might increase by as much as 30% as we’re seeing companies accommodating these work-from-home measures. I also feel that smaller town, communities like Steamboat that offer so much, will be sought after as a more healthier lifestyle becomes a priority. So long-term, towns like Steamboat Springs will grow and more people will want to make Steamboat their home and thus, real estate values will go up. Secondary Residence Roughly half of the properties in Steamboat are second homes or ski condos. I believe this market is in for a rougher ride. Since many of these owners look to generate income from short-term rentals, the outlook on tourism and rental income is up in the air. Given much of the Steamboat economy relies on tourism, it’s really hard to predict when we’ll see capacity numbers again. These secondary residences are also discretionary purchases and with the economy going though turbulence, I feel we’ll have less buyers today over the next year or two. And while interest rates are at an all-time low, the jumbo loan market (loan over 625,000) have pretty much evaporated with most lenders not able to offer such loans. Demand for jumbo mortgages has dried up as investors turn to mortgage bonds for government-backed loans where they’re assured of receiving payments. Another reason the second home market could see decreases in value is because a higher percentage of our buyers come from Texas. And we all know there’s oil in Texas and oil prices are significantly low right now. To conclude, the Steamboat Springs economy relies on tourism and consumer spending. Sure, locals can keep this town going but we’ll need to see people getting out and vacationing to see real estate number rebound. A SLOW DOWN
2019 Routt county property assessments going UP $$$$$
- March 2019 Gross Volume. $39.1 million. Down 21% from 2018 // YTD Down 13%
- Transaction down 18% from last year / / YTD down 12%
- Total Listings Down (EVERYTHING SF, condo, land, commercial) continue to drop 999 today / compared to 2,200 in 2011. Inventory drops = price go up.
- What’s not dropping are pending sales. We have 184 Pending sales totaling over $153 Million (May 2018 we had 132)
- And your 2019 assessed value are not going down. In fact, I’ve heard from a lot of you already and I’m seeing a 25-35% increase in 2019 assessed values. So has your property increased 30% in one year? NO. But in the last 10 years, from 2009 -2019, the average appreciated for real estate has been about 4% per year. Now these assessment don’t change every year like a home does, so 30% in one year is high. Really high. And this doesn’t necessary mean your taxes are going up the same 30%. We won’t that for several months. Taxes are based on Actual value / assessment rate / mill levy. The mill levy is multiplier that fluctuates. So again, even though your assessed value went up a huge amount, doesn’t necessarily mean your real estate taxes are going through the roof. You can appeal the value of this new assessment by sending in, before June 1, comparable sales of like-kind properties that show your place is worth less than the assessed value. - 67 transactions for February 2019 / down 2.9% from 2018 and we’re still 8% from 2018 YTD.
- Average Residential Price continues to climb. Last month it was $710,000. This month, now YTD (2 months) it’s climbed to $728,000. (Up 2.5% in one month)
- In almost every price point, Average Residential Prices are up. In fact, we’re headed into our 5thstraight year of price increases.
- Let’s back up to 2014. Average Price was $567,000 for Improved Residential Sales.
- 2015 it was down 3.1%to $549,000.

- There were 7 New Unit Sales in December with 4 of those being new homes in the Sunlight Subdivision
- Local buyers made up 51% of sales in December in Routt county. We ended the year at 52% of all sales being local - great for a resort town! This truly speaks to our sense of community in the Yampa Valley.
- There were a total of 127 loans in December with 56% of purchasers closing with financing at the time of sale while 44% closed with cash. There were 62 refinance transactions.
Sights Around Town and Market Statistics
- Gross Volume was $63.33M - up 2.77% from November 2017, up 7.2% YTD.
- This included a ranch property sold for $15,875,000. Without this figures would have been down.
- November transactions totaled 99, down from 132 last November.
- 60% of residential transactions were properties sold for $500,000 or less.
- Median residential price for SF is $617,900. YTD 2017 was $559,500, a 10% increase.
- Average residential price per square foot $353 YTD. This time last year it was only $292, that’s a 19% increase.
- Local buyers made up 40% of sales in November in Routt county
- 55% of November purchasers closing with financing while 45% closed with cash. Strong upswing in owner carry deals – owner carry was the second largest “lender” in November.

Welcome to our August Real Estate Report!
Kitec plumbing was a plumbing system widely used for residential use in the 90’s and early 2000’s. Over the past several years it has been discovered that these fittings are failing and causing leaks and burst pipes. Kitec plumbing consists of plastic-coated aluminum pipes and brass fittings. Kitec brass fittings are defective because they dezincify. Dezincification is a process whereby zinc leaches from brass, which is an alloy of copper and zinc, thereby creating a white powdery buildup on the inside of the fitting and a weakening of the brass fitting. Dezincification can lead to, among other things, restricted water flow and an increased likelihood of the brass fitting leaking or breaking. The Kitec pipe is typically blue in color for cold water and orange in color for hot water. The pipe is usually marked with one of the following brand names; Kitec, PlumbBetter, IPEX AQUA, WarmRite, Kitec XPA, AmbioComfort, XPA, KERR Controls or Plomberie Améliorée. Where the fittings are visible look for the words Kitec or KTC on them. The terms CSA B137.9/10 or ATSM F1974 could also indicate that you have a Kitec system. Often, the best places to look for the Kitec system is near the hot water tank or in the mechanical room where the pipe is connected to or exits the walls. Routt County Tax Assessments | Steamboat Springs Real Property Valuations
If you own a home, condo, or townhome or any real estate in Routt County, you received your 2023 Real Property Notice of Valuation. Two things you’ll notice when you read this assessment:
1. How much your property value or investment has increased
2. How much your taxes are . . . changing.
In Steamboat Springs, Colorado, like many small communities, real estate value has increased significantly over the last three years. So, in this video we talk about:
How did the county come up with my property value? Can I do some research to see if I should contest the value? What are the important dates and deadlines to contest my value? Does contesting the value make sense for me?
In the past, most assessors site had real estate values much lower than actual value. But today, these systems are getting a lot closer to estimating a more realistic value on homes.

Record SNOW in Steamboat Springs – Roofs, Leaks and Flooding OH MY!!!
When it snows a lot, the skiing is great. But what happens when all the snow melts?
The skiing is awesome. And Steamboat Springs is on track for a record-breaking snow season. 302 inches so far and it’s only the middle of the season. But as amazing as this winter has been, I wanted to talk about a few things you need to start thinking about.

Do you need to shovel my roof? That’s a tough question and I can’t really answer that because every home is different. Most newer homes in Steamboat are engineered to hold the snow and don’t require shoveling. But many older homes were not built to current snow load requirements and thus might need further evaluation. The American Society of Civil Engineers issued standards regarding the Minimum Design for snow loads. But these standards were first published in 1988. Thus, if your home was constructed before 1988, it might not comply with these regulations. Snow loads are measured by pounds per cubic foot. Fresh snow is about 3.75 pounds per cubic foot. But wind packed snow is heavier at about 15 pounds. Wet snow and ice can be 40-50 pounds per cubic foot. Sun, shade, wind, rain, melting from heat loss, all have an effect of the weight of the snow. But the weight of the snow is not the only reason you might want to shovel your roof. When the snow is deep, it can also start to backing up against your siding, or chimney of other parts of the home that might not have adequate flashing and thus, you might start getting water leaks around those areas. So it’s not just the weight of the snow but where all the snow is going. Again, while the vast majority of homes in Steamboat Springs don’t need the roof shoveled based on weight alone, many homes might require some snow removal in specific areas of the roof depending on the home. If you think this might apply to your home, there are some warning signs to be aware of. Icicles or ice buildup – remember, ice weighs a lot more than snow so if you have an area that ice is prevalent, that area may benefit from some snow removal. Visible signs of overstressing - Cracking drywall, odd sounds, sagging ceilings and water marks are all things to be aware of. If you're uncertain about the snow on your roof, call a structural engineer or a general contractor and have them come take a look.
With all this snow pack, it eventually will melt and become water. While that great for the rivers, it could cause havoc for home owners. Depending on how fast it warms up, when all this snow melts, its really going to saturate the ground. A lot of homes in Steamboat have a sump pump in their crawlspace or basement. This pump removes any water that seeps into these areas. During springs time, some sump pumps run 24/7. Others just turn on when enough water triggers the pump. But sump pumps can fail and you need to be ready. If your sump pump runs a lot, you might want to have a spare pump on site or even run a second one to remove all the water. Lastly, if you have a sump pump in an area that ground water is present, you can add a little insurance by installing a Water detection device near the sump pump. That way, if your sump pump fails, you will receive a notice on your phone. I made a video about such a device, click up here to view that video but in short, Google “water sensor device” and choose whatever one fits your home. So, get out there and enjoy the great snow but be a little vigilant about your roof and prepare your home for what could be some springtime flooding.
